I am writing this letter in response to your Building Plan Review Comments for the above
referenced project.
Planning Services — Jason Holland 970-224-6126 (12/03/14)
Comment 1: Existing trees on the site must remain and be protected in accordance with the land use
code, and any pruning must be done according to city standards. Please remove the note
Reference #3 on the site plan, and add the following notes to the site plan.
CITY OF FORT COLLINS TREE PROTECTION NOTES:
(1)WITHIN THE DRIP LINE OF ANY PROTECTED EXISTING TREE, THERE SHALL BE
NO CUT OR FILL OVER A FOUR -INCH DEPTH UNLESS A QUALIFIED ARBORIST OR
FORESTER HAS EVALUATED AND APPROVED THE DISTURBANCE.
(2)ALL TREE PRUNING MUST BE PERFORMED BY A BUSINESS HOLDING A
CURRENT ARBORIST LICENSE AND ALL PRUNING MUST BE IN ACCORDANCE
WITH THE CITY OF FORT COLLINS FORESTRY STANDARDS.
(3)PRIOR TO AND DURING CONSTRUCTION, BARRIERS SHALL BE ERECTED
AROUND ALL PROTECTED EXISTING TREES WITH SUCH BARRIERS TO BE OF
ORANCE FENCING A MINIMUM OF FOUR (4) FEET IN HEIGHT, SECURED WITH
METAL T-POSTS, NO CLOSER THAN SIX (6) FEET FROM THE TRUNK OR ONE-
HALF (1/2) OF THE DRIP LINE, WHICHEVER IS GREATER. THERE SHALL BE NO
STORAGE OR MOVEMENT OF EQUIPMENT, MATERIAL, DEBRIS OR FILL WITHIN
THE FENCED TREE PROTECTION ZONE.
(4)DURING THE CONSTRUCTION STAGE OF DEVELOPMENT, THE APPLICANT
SHALL PREVENT THE CLEANING OF EQUIPMENT OR MATERIAL OR THE
STORAGE AND DISPOSAL OF WASTE MATERIAL SUCH AS HARMFUL TO THE LIFE
OF A TREE WITHIN THE DRIP LINE OF ANY PROTECTED TREE OR GROUP OF
TREES.
(5)NO DAMAGING ATTACHMENT, WIRES, SIGNS OR PERMITS MAY BE FASTENED
TO ANY PROTECTED TREE.

Comment 1: 1. Please add the standard sidewalk repair note to the site plan:
"Any damaged curb, gutter and sidewalk existing prior to construction, as well as
Streets, sidewalks, curbs and gutters, destroyed, damaged, or removed due to
Construction of this project, shall be replaced or restored to City of Fort Collins
Standards at the developer's expense prior to the acceptance of completed
Improvements and/or prior to the issuance of the first certificate of occupancy.
Response 1: The above note has been added to the Site Plan, Drawing AS1 as requested.
Comment 2: There are three tripping hazards that need to be repaired in the sidewalk along the
Property frontage. These areas have been marked by our chief construction inspector.
Please make the necessary repairs to the sidewalk prior to the issuance of the certificate
of occupancy. An excavation permit will be required prior to starting these repairs.
Response 2: The three existing tripping hazards at the sidewalk at the front of the property do
not occur on our site plan extents. The contractor will confirm the location of
these areas and be made aware that the repair of these areas will be required prior
to issuance of the certificate of occupancy.
Comment 3: A 120' x 12' section of right of way will need to be dedicated with this development. A
Portion in the northwest corner of the parcel will need to be dedicated for the
Implementation of the City of Fort Collins' Midtown Plan. Please see a ling to the plan

coordinated and resolved by the landlord of the property.

Comment 3: Documentation of new impervious area is needed. Keyed notes 15,21, 22 on sheet
AS1 indicate new concrete. Please provide written documentation of the total new
Impervious area. If it is less than 100 square feet all that is needed is a grading plan
For the new concrete. That information could be added to sheet AS1 by showing the
elevation of the finished floor as 100 or zero. Only sheet AS1 is needed to a resubmittal
Or whichever sheet will show the grading.
Response 3: The new concrete being added as part of this project scope is less than 100 SF.
The slab floor elevations have been added to the walk and ramp details on Drawing
AS1, as requested.
Comment 4: Water quality treatment of the site runoff is required to the maximum extent practicable
When there is a change of use. Please contact Basil Harridan at 224-6035 to work out
the details. As a suggestion disconnection of impervious area is one method so if the
Downspouts can drain into a landscape area or planter boxes that would qualify as water
quality treatment. Since there is no work proposed in the parking lot installation of
porous pavers will not be required as long as some water quality treatment is provided.
Response 4: The existing roof currently drains into two downspouts at the rear of the building.
One currently drains into a landscape area while the other that is located adjacent
to the dumpster enclosure spills onto the existing concrete walk. A portion of this
walk will be saw cut and removed to create a new landscape area to allow water to
permeate into the ground, as suggested above. See Site Plan, AS1, Demolition
Plan, D1 and the Floor Plan, Ala.
Comment 5: This is just a heads up in case any improvements are ever considered in the parking
Lot. The parking lots in the Fort Collins Retail Center PUD have depression areas with
Inlets that serve as the runoff detention. So any modifications to it would have to maintain
The detention volume provided.
Response 5: Improvements to the existing parking lot are not a part of this project scope.

Response 1: The construction drawings submitted for permit are prepared with a high degree of
professionalism, are clearly legible and follow standard architectural drafting
protocol. Several details included in this set of construction documents have been
extracted directly from the building code and are drawn in the same manner. Code
compliant issues have been addressed with the attached revisions.

Comment 1: The retail use requires a minimum of 4 bicycle parking space. One of these spaces
would need to be enclosed.
Response 1: Per our telephone conversation on 1113/15, there are currently four bicycle parking
spaces at the front of the building North of the front entry doors. To satisfy the
requirement for one enclosed space, we have designated a six (6) square foot area
within the Files/ Records Rm. #103 adjacent to the rear door #103b. See the Site
Plan, AS1 and the Floor Plan, Ala.
