I got your voicemail. No need for any additional bike/ped analysis, which we don't typically require if there is not a
larger Traffic Analysis required. We will evaluate the site plan in detail as part of the development review, which
includes a review of bicycle and pedestrian facilities.

All,
I spoke with Kimberly Horning today regarding the property at the above location. Per our discussions they will be
demolishing the existing dormitory style housing at the above address and replacing it with a traditional apartment style
building. Per our discussion there are currently 33 beds in the existing building. The new apartment building is proposed
to have 43 beds. The difference in traffic generation does not meet City TIS requirements for requiring a TIS, as such
Traffic is waiving the motor vehicle portion of the TIS requirement.
Kimberly, please contact Transportation Planning at 970-416-2643 to determine the level of pedestrian and bicycling
review that may be required.

Thank -you so much for your quick reply. Please note that we will not be demolishing the existing "group
home" but remodeling the interior to convert it from a dormitory style living quarters to one and two bedroom
apartments. I presume that your response would still be the same but thought it important to clarify and
confirm.
