1. The new portion of land will need to be platted and will require a PDP and FPD to expand COLORADO
IRON AND METAL on to it.
It is suggested that the PDP and FPD for the new portion of the land include the existing site.
If it does not include the existing site then a major amendment will be required to create driveway access
between the two FDP and expand the use of the business to the new portion of land((including relocating
a building to be on both lots).
A major amendment will be required also to use the new portion of land for stormwater needs of the
existing
FDP.
RESPONSE: As suggested, we have decided to proceed with a PDP/FDP for the entire site, both old and new
parcels.
2. LUC 4.28(E)(3)(a)(1) and LUC 4.28(E)(3)(b)(1.) Screening is required of industrial uses/activities and
storage not within a fully enclosed structure

3. LUC 3.2.1 A landscaping plan is required and will need to include street trees

on the shutdown would be the same.

A note needs to be added that if the phases are not completed within five years of approval of

amendment to bring the site into compliance with the current code of the future time.
Notes on the landscaping plan about the timing of improvements of the detention plan
contradict the phasing plan. Remove these notes from the landscaping plan and incorporate
them into the phasing plan.

Project Description: This is a combined Project Development Plan/Final 7velopment Plan request to
replat and add an adjacent 3.015 acres to the existing approved Colorado Iron
and Metal Final Development Plan, #FDP110005 of 5.72 acres, combining both
lots for a total of 8.739 acres. The existing 5.72 acre site currently contains a
30,000 sq. ft. building. A 50' x 40' building, approved on the previous
FDP110005, would be constructed on a portion of the added 3.015 acres, as well
as approximately 1/3 of another 100' x 40' building also approved on the previous
FDP.

Zone X). A Flood Risk Map showing the property and the FEMA floodplain is attached.

2. Chapter 10 of City Code prohibits the construction of critical facilities within the 500-year floodplain. This

and it is assumed that it is being vacated by this plat. Is it possible to show a legend of what is
being vacated and dedicated by this plat similar to what was done on the original? Similarly,
the offsite temporary oonstruction easement on the original plat could be shown with a hatch to
dearly show what portions are being vacated by this plat.
