DESCRIPTION — TEMPORARY CONSTRUCTION EASEMENT
A temporary construction easement located in the Northeast Quarter of Section 4,
Township 6 North, Range 68 West of the 6th P.M., City of Fort Collins, County of
Larimer, State of Colorado being more particularly described as follows:
Considering the North line of the Northeast Quarter of Section 4 as bearing South
89°29'07" East and with all bearings contained herein relative thereto:
COMMENCING at the North Quarter corner of Section 4; thence along the North line
of the Northeast Quarter of Section 4, South 89°29'07" East, 95 7. 10 feet; thence, South
01°32'37" West, 30.02 feet to the South right-of-way line of Harmony Road, said point
being the POINT OF BEGINNING; thence along said South line, South 89' 29' 07"
East, 20.75 feet; thence, South 13' 26' 33" West, 45.38 feet; thence, South 01' 32' 37"
East, 342.96 feet; thence North 89' 29' 07" West, 9.01 feet to a point on the East right-
of-way line of Cinquefoil Lane; thence along said East line, North 01° 32' 3 7 " West,
387.22 feet to the POINT OF BEGINNING, containing 3,745 square feet, more or
less.
The above described easement is subject to all easements and rights -of -way now

DEED OF DEDICATION FOR TEMPORARY CONSTRUCTION EASEMENT
KNOW ALL MEN BY THESE PRESENTS That the undersigned, ERIC AND CATHY
13U T CIUSON (Grantor), being the owners of certain real property 1n Lanmer County
whose address is 4700 Cambridge Avenue, Fort Collins, Colorado and legally described
at Reception 98026593 in the Larimer County Records, in consideration of Ten Dollars
($10 00) in hand paid, receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer and convey to Imago Enterprises,
Incorporated (Grantee), a Colorado corporation, a temporary easement for the purposes
of constructing a sidewalk in conJunction with the improvement of Cambridge Avenue,
along with associated sidewalk improvements and the inspection by the City of Fort
Collins of such improvements, in the City of Fort Collins, County of Lanmer, State of
Colorado, and more particularly described on Exhibit "A" hereto and by this reference
made part hereof
Such easement coincides with the existing "Cambridge Avenue" roadway accessing
Grantor's property In the event that the use of this easement causes additional damages -
to the portion of this roadway from Harmony Road and including the roadway within this
easement, Grantee shall be responsible for repairing such damage by returning the
roadway to the condition prior to the use of the temporary easement
Upon completion of construction of the sidewalk and associated sidewalk improvements,
and acceptance of the dedication thereof by the City of Fort Collins, the temporary
construction easement herein granted shall automatically and immediately terminate and
be of no further force or effect
