PLANT NOTES
1. ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH AAN SPECIFICATIONS FOR
NUMBER ONE GRADE.
2. SOIL PREPARATION TO CONSIST OF 3 CY/1000 SF. COMPOST MIX.
3. EDGING BETWEEN SHRUB BEDS SHALL BE 14GAX 4" STEEL ROLLED EDGE SET LEVEL WITH
TOP OF SOD / MULCH.
4. TREE LOCATIONS SHALL BE ADJUSTED TO ALLOW FOR A MINIMUM OF A 40' CLEARANCE TO
STREET LIGHTS (15' MINIMUM 1F THE TREE IS ORNAMENTAL)
5. TREES AND SHRUBS TO BE IRRIGATED BY A DRIP IRRIGATION SYSTEM.

11. ALL PLANT MATERIAL WILL BE COVERED BY A ONE (1) CALENDAR YEAR WARRANTY. THE
CONTRACTOR SHALL REPLACE DEAD, UNHEALTHY. OR OTHERWISE UNSATISFACTORY
MATERIAL THROUGHOUT THIS PERIOD. THE WARRANTY SHALL BEGIN UPON FINAL
ACCEPTANCE OF THE JOB. SHOULD A DISCREPANCY EXIST IN THE PLANT COUNT
BETWEEN THE PLAN AND THE PLANT LIST, THE PLAN SHALL DICTATE
12. SITE MUST BE CLEAN AND FREE OF ALL CONSTRUCTION DEBRIS BEFORE FINAL
ACCEPTANCE.
13. LOCATE ALL UTILITIES PRIOR TO ANY DIGGING OR LANDSCAPE PLANTING.
14 IT IS THE CONTRACTOR'S RESPONSIBILITY TO ACQUIRE ALL NECESSARY PERMITS FOR
CONSTRUCTION OPERATIONS IN PUBLICRIGHTS-OF-WAY.
15. CONTRACTOR IS RESPONSIBLE FOR SETUP OF BARRICADES, WARNING SIGNAGE. OR
OTHER PROTECTIVE DEVICES IF ANY EXCAVATIONS ARE LEFT EXPOSED AFTER ON -SITE
WORK HOURS.
16. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN COMPACTED OR
DISTURBED BY CONSTRUCTION ACTIVITY SHALL BE THOROUGHLY LOOSENED.
17 INSTALLATION REQUIREMENTS: LANDSCAPING CREWS WILL NOT ALTER PLANT SIZE,
HEIGHT OR SPECIES SELECTIONS AS NOTED IN THE PLANT SCHEDULE AND ON THE PLAN.
WHILE MINOR ADJUSTMENTS IN PLACEMENT ARE ACCEPTABLE, THE INSTALLED
LANDSCAPING SHALL MATCH THE APPROVED PLAN AS CLOSELY AS POSSIBLE WHERE
SUFFICIENT QUANTITIES OF ANY SELECTION ARE NOT AVAILABLE FROM A SINGLE
SUPPLIER THE CONTRACTOR MUST USE ANOTHER SOURCE. IF A LOCAL SOURCE IS NOT
AVAILABLE, THE CONTRACTOR CAN USE A DIFFERENT PLANT OF SIMILAR SPECIES AND
FORM THAT PROVIDES THE SAME EFFECT AS THE ORIGINAL SELECTION. IF THE
LANDSCAPING INSPECTION REVEALS THE INSTALLED PLAN DOES NOT MEET THESE
REQUIREMENTS, LARIMER COUNTY MAY REQUIRE THE REMOVAL AND REPLACEMENT OF
PLANT MATERIALS AS NECESSARY.
18. INSPECTION REQUIREMENTS: THE COUNTY FORESTER OR A DESIGNATED COUNTY
REPRESENTATIVE WILL INSPECT THE LANDSCAPING FOR COMPLIANCE WITH THE
APPROVED PLAN.
19. MULCH REQUIREMENTS: ORGANIC MULCH IS REQUIRED AROUND PLANT MATERIALS AND
MUST EXTEND A MINIMUM OF 2 FEET BEYOND THE DRIP LINE. MULCH MUST BE
COMPRISED OF A MATERIAL SUCH AS WOOD CHIPS PINE NEEDLES. SHREDDED CEDAR OR
A SIMILAR MATERIAL OVER WEED CONTROL FABRIC. WEED CONTROL FABRIC IS NOT
REQUIRED IN PERENNIAL FLOWER AREAS. LAVA ROCK OR OTHER ROCK MULCH CAN ONLY
BE USED BETWEEN PLANT GROUPS, BEYOND 2 FEET OF THE DRIP LINE. MULCH DEPTH
SHALL NOT EXCEED 4 INCHES.
20. TREE STAKING REQUIREMENTS: LINES ATTACHED TO TREE STAKES MUST HAVE
SUFFICIENT SLACK IN THEM SUFFICIENT TO PERMIT SOME SWAY IN THE WIND AND ALLOW
THE TREE TO BUILD TRUNK STRENGTH AS IT MATURES. STAKING AND LINES MUST BE
REMOVED AFTER A MAXIMUM OF ONE YEAR.
21. TREES PLANTED WITHIN SIGHT TRIANGLES SHALL HAVE ALL BRANCHES LOWER THAN 8'

ADAPTATION TO SITE CONDITIONS
TREE SPECIES SELECTED FOR OPEN, NATURAL AREAS REPRESENT TRADITIONAL,
NATIVE AND LOCALLY ADAPTIVE SPECIES HISTORICALLY REPRESENTED WITHIN THE
COLORADO PLAINS AND FOOTHILLS.
SPECIES DIVERSITY
THE LANDSCAPE PLAN CONSISTS OF NATIVE & NONNATIVE DROUGHT TOLERANT PLANT
SPECIES. TREES HAVE BEEN CHOSEN FOR VISUAL CHARACTERISTICS, FORM AND WATER USE.
AN EFFORT HAS BEEN MADE TO CREATE A MORE SUSTAINABLE LANDSCAPE PALETTE BY
INCORPORATING TREES TOLERANT TO DROUGHT CONDITIONS, POLLUTANTS, AND ARE
RESISTANT TO BREAKAGE. PROPOSED PLANT MATERIALS THROUGHOUT THE SITE HAVE BEEN
CHOSEN FOR LONGEVITY AND RESISTANCE TO DISEASE. HARDY PLANTS ADAPTED TO
COLORADO'S CLIMATIC CONDITIONS HAVE BEEN EMPHASIZED. SHRUB AREAS SURROUNDING
RETENTION AREAS WILL BE CLUSTERED TO PROVIDE FORAGING AREAS AND AREAS OF
REFUGE FOR LOCAL WILDLIFE.
SCALE/PATTERN
EXISTING TREE TO BE REMOVED IN APPROPRIATE AREAS, STREET TREE SPECIES HAVE
BEEN CHOSEN TO ACHIEVE A SIGNIFICANT OVER STORY CANOPY ABOVE THE STREETS.
STREET TREES OF DIFFERING SIZES HAVE BEEN PLACED ADJACENT TO ONE ANOTHER TO
PROVIDE INTEREST AND RHYTHM ALONG THE STREETSCAPE. TREES OF VARYING HEIGHT
AND TEXTURE WILL PROVIDE INDIVIDUAL CHARACTER ALONG EACH STREET.
LANDSCAPING ASSURANCES
1. ALL LANDSCAPING PROPOSED FOR INSTALLATION MUST BE SECURED WITH AN
IRREVOCABLE LETTER OF CREDIT, PERFORMANCE BOND OR ESCROW ACCOUNT FOR
115% OF THE VALUATION OF THE LANDSCAPE MATERIAL AND INSTALLATION FOR THE
CURRENT PHASE PRIOR TO ISSUANCE OF A FINAL CERTIFICATE OF OCCUPANCY.
SIGHT DISTANCE EASEMENT RESTRICTIONS
LCUASS 7.4.1.C.6. Sight Obstructions. Any object within the sight distance easement more than 30
inches above the flowline elevation of the adjacent street shall constitute a sight obstruction, and shall be
removed or lowered. Such objects include but are not limited to berms, buildings, parked vehicles on
private property, cut slopes, hedges, trees, bushes, utility cabinets or tall crops.
Mailbox clusters must be installed a minimum of 2 feet from back of walk and not cause any sight
obstruction. Mailboxes must not pose a fixed object hazard for vehicles and pedestrians. Since parked
vehicles are under the control of the Local Entity, parked vehicles shall not be considered an obstruction
for design purposes. The city may limit parking to protect visibility. The sight distance shall be measured
to the centerline of the closest through -lane in both directions.
In no case shall any permanent object encroach into the line -of -sight Of any part Of the sight -distance
triangle. Street trees required by the Local Entity are excepted from this requirement. Trees are permitted
if pruned up to 8 feet. The area within the Sight Distance Triangle Easement are to be maintained by the
property owners. See sight distance easement restriction note on PLAT.
