I Q 1 Z DESIGN GUIDELINES LOTS 23-25 A. INTENT THE RESIDENTIAL LOTS 23-25 DIRECTLY FACE ONTO THE CITY'S NATURAL AREA AND SPRING CREEK. AS SUCH, THE REAR SIDE OF THESE HOMES ARE DIRECTLY VISIBLE FROM THE NATURAL AREA, AND SPRING CREEK TRAIL, MAKING THE ARCHITECTURE OF THESE HOMES HIGHLY IMPORTANT. IT IS IMPORTANT TO CREATE DESIGNS THAT ARE HARMONIOUS WITH THE NATURAL ENVIRONMENT, YET ARE ALLOWED TO CREATE UNIQUE STYLING. THESE STANDARDS WILL APPLY TO THESE THREE LOTS. B. MASSING STANDARDS A HOME'S MASSING SHOULD BE CRAFTED WITH RESPECT TO SCALE, PROPORTION, AND OVERALL COMPOSITION. • CREATE TEXTURE AND RELIEF IN THE FACADE. AVOID LARGE, FLAT, UNBROKEN WALL PLANES AND WINDOWLESS ELEVATIONS. A WALL CANNOT EXCEED 30 FT. HORIZONTALLY WITHOUT A BREAK IN THE WALL PLANE. - WALL PLANE BREAKS MAY INCLUDE ELEMENTS SUCH AS BUMP OUTS, BAYS, OR CHANGES IN THE ACTUAL WALL PLANE. . ELEVATIONS SHOULD TAKE ADVANTAGE OF THE SUN TO EMPHASIZE CHANGES IN WALL PLANE, MATERIALS, AND DETAIL. - FACADES SHOULD INCORPORATE A HUMAN SCALE THROUGH THE USE OF REVEALS, BELT COURSES, CORNICES, ARCHITECTURAL BAYS, RECESSED WINDOWS AND DOORS, MATERIAL, COLOR AND TEXTURE CHANGES, OR STRONGLY EXPRESSED MULLIONS. . POP -OUTS AND PROJECTIONS ARE TO BE SUPPORTED WITH DECORATIVE BRACKETS OR EXTEND TO THE GROUND PLANE. . BALCONIES SUPPORTED WITH COLUMNS OR BRACKETS MUST REFLECT THE ARCHITECTURAL CHARACTER OF THE HOME. . REPETITIVE DESIGN IS PROHIBITED. USE A VARIETY OF ARCHITECTURAL STYLES TO CREATE DIVERSITY AND VISUAL INTEREST. THE SAME ELEVATION CANNOT BE USED UNLESS SEPARATED BY MORE THAN ONE HOME AND CANNOT BE USED DIRECTLY ACROSS FROM EACH OTHER. C. FOUR SIDED ARCHITECTURE DUE TO THE HIGH VISIBILITY OF ALL FACADES, FOUR-SIDED ARCHITECTURE IS REQUIRED ON ALL BUILDINGS. • SIDING MATERIALS SHALL BE SIMILAR ON ALL FACADES. NO SPECIAL TREATMENT SHALL BE GIVEN TO THE FRONT FACADE, WITHOUT THE SAME TREATMENT ON ALL FACADES. - CHARACTER DEFINING DETAILS SHALL BE USED ON ALL SIDE OF THE HOME. THESE INCLUDE, BUT ARE NOT LIMITED TO WINDOW TRIM, CORNER BOARDS, BAND AND BARGE BOARDS, BRACKETS AND CORBELS, AND GABLE TREATMENTS. D. BUILDING HEIGHT STRUCTURES ON LOTS 23-24 SHALL BE LIMITED TO TWO STORIES. LOT 25 SHALL BE LIMITED TO TWO STORIES. HOWEVER, THE WESTERN MOST PORTION OF THE HOME SHALL BE THE GARAGE AND SHALL BE LIMITED TO 1.5 STORIES. E. EXTERIOR MATERIALS AND FINISHES THE METHOD TO WHICH FACADE MATERIALS ARE APPLIED TO THE HOME IS CRITICAL IN ESTABLISHING AUTHENTICITY. • MATERIALS ON THE FRONT, SIDE, AND REAR ELEVATIONS, MUST TRANSITION ON AN INSIDE CORNER, INCLUDING MASONRY. • APPLY MATERIALS WITH A HIERARCHY, USING LIGHTER MATERIALS ABOVE A HEAVIER BASE MATERIAL. • ACCEPTABLE MATERIALS VARY PER ARCHITECTURAL STYLE. ACCEPTABLE MATERIALS INCLUDE LAP SIDING, SHINGLE SIDING, BOARD AND BATTEN SIDING, STUCCO, BRICK, STONE, OR OTHER MASONRY. VINYL SIDING IS PROHIBITED. CORRUGATED METAL SIDING IS ALLOWED, BUT SHALL BE LIMITED TO NO MORE THAN 20% OF THE TOTAL SIDING AREA. • THE NUMBER OF WALL MATERIALS USED IN AN ELEVATION MUST COMPLIMENT THE ARCHITECTURAL STYLE. ALL BUILDINGS SHOULD USE MATERIALS THAT ARE DURABLE, ECONOMICALLY MAINTAINED, AND A QUALITY THAT WILL RETAIN THEIR APPEARANCE OVER TIME. LAP SIDING SHALL HAVE A MAXIMUM 9" EXPOSED BOARD FACE. MASONRY MUST SHOW A LOAD -BEARING AUTHENTICITY, AND CONTINUE DOWN TO GRADE. DO NOT SHOW "FLOATING" STONE. . HEADERS (LINTELS) AND SILLS MUST BE INCLUDED IN MASONRY TRANSITIONS AROUND OPENINGS. • MASONRY CLADDING SHALL BEGIN AND END AT LOGICAL BREAKS, INCLUDING: INSIDE CORNERS, GROUND FLOOR WINDOW SILLS, CEILING LINES, ETC. • MINIMIZE EXPOSED CONCRETE FOUNDATION WALLS. F. COLOR THE COLOR PALETTE SHOULD BE SYMPATHETIC TOWARDS THE NATURAL SETTINGS. • COLORS SHALL BE EARTH TONE IN NATURE, AND CONSIST OF BROWNS, WARM YELLOWS, MUTED GREENS, RED BROWNS, AND DEEP REDS. • BRIGHTER OR MORE INTENSE COLORS SHALL BE LIMITED TO ACCENTS SUCH AS DOORS, SHUTTERS, ETC. • VISUAL INTEREST SHALL BE CREATED BY USING A VARIETY OF ARCHITECTURAL STYLES AND CORRESPONDING COLOR PALETTES. A SIGNIFICANT COLOR RANGE IS DISCOURAGED. COORDINATE BUILDING WALL COLORS WITH ROOF COLORS. LARGE AREAS OF WALL SHOULD BE SUBDUED IN COLOR AND NON -REFLECTIVE. USE MORE SATURATED COLORS SPARINGLY, AS ACCENTS ONLY. CONTRASTING TRIM COLOR HIGHLIGHTS ARCHITECTURAL FEATURES ON THE HOME. G. ROOF MATERIALS AS THE CROWNING FINISH TO THE HOME, THE ROOF MATERIAL AND COLOR SHOULD REFLECT THE ARCHITECTURAL STYLE. DIVERSITY OF COLORS AND MATERIALS IS ALSO ENCOURAGED. • A VARIETY OF ROOF PITCHES ARE ENCOURAGED. FLAT ROOFS AND LOW ROOF PITCHES ARE ALLOWED TO REFLECT THE OVERALL HOME STYLE. DEEP, RICH ROOF MATERIAL COLORS VISUALLY ANCHOR THE HOME. ASPHALT SHINGLES SHALL BE A MINIMUM 30 YEAR DIMENSIONAL COMPOSITION. CLAY OR CONCRETE TILES, SLATE, OR STANDING SEAM METAL ARE ALSO ACCEPTABLE. CORRUGATED METAL ROOFING SHALL BE LIMITED TO ACCENT ROOFS SUCH AS PORCH ROOFS, DORMERS, SHADE ROOFS, OR SIMILAR. • LONG EXPANSES OF ROOF ARE DISCOURAGED. BREAKS IN THE ROOF LINE, PITCH, DORMERS, CROSS GABLES, ETC. HELP TO BREAK UP THE ROOF MASS. • PLACE FLUES, SWAMP COOLERS, SATELLITE DISHES, ETC. TO THE REAR OF THE HOME, OR IN A LESS PROMINENT AREA, WHEN POSSIBLE, TO MINIMIZE THE IMPACT FROM THE STREET. PAINT ROOF PENETRATIONS TO MATCH ROOF MATERIAL, TO MINIMIZE VISUAL IMPACT. ROOF PITCHES AND MATERIALS SHOULD REFLECT THE ARCHITECTURAL STYLE OF THE HOME. DORMERS OFTEN ADD VISUAL INTEREST TO THE ROOFLINE. HIP, GABLE, CURVED, OR SHED DORMERS MAY BE USED, AS APPROPRIATE TO THE ARCHITECTURAL STYLE. H. FENCES AND LANDSCAPING • FENCING ADJACENT TO THE SPRING CREEK NATURAL AREA SHALL BE RESTRICTED TO THE DEVELOPER PROVIDED 3 RAIL OPEN RAIL FENCE WITH WIRE MESH INSTALLED. - FENCING BETWEEN HOMES MAY BE A SOLID OR OPEN DESIGN UP TO 54" IN HEIGHT PER THE OVERALL FENCE DESIGN STANDARDS. • PRIVACY FENCING UP TO 6 FEET IN HEIGHT AROUND HOT TUBS IS ALLOWED, BUT MUST MEET BUILDING SETBACK REQUIREMENTS. - THE USE OF NATIVE PLANT MATERIAL AND SHRUBS ADJACENT TO THE NATURAL AREA IS ENCOURAGED. THE USE OF INVASIVE PLANT SPECIES IS PROHIBITED. . USE OF A SHRUB AND PERENNIAL BORDER ADJACENT TO THE NATURAL AREA FENCING IS REQUIRED TO PROVIDE A PROGRESSION OF SPACES BETWEEN THE NATURAL AREA AND LAWNS AND HARDSCAPES. THE HOA SHALL BE RESPONSIBLE FOR ENFORCING THE NO PARKING REQUIREMENT ON ALL FIRE LANES. 10. ADDRESS NUMERALS SHALL BE POSTED WITH A MINIMUM OF 6" NUMERALS ON A CONTRASTING BACKGROUND.
