General Notes:

PLANT NOTES
1. AN plant material shall meet specifications of the American Association of
Nurserymen (AAN) for number one grade. All trees shall be balled and burlapped
or equivalent.
2. Trees shall not be planted closer than 4 feet to any gas or electric line and no closer
than 10 feet to any water or sewer line. Shrubs shall not be planted closer therh
four fast to any water or sewer Ilene. Tree planting shah be coordinated with Public

PLANT NOTES CONT.
6. Developer shall ensure that the landscape plan is coordinated with the plans done
by other con lullants so that the proposed grading, storm drainage, or other
construction does riot conflict nor preclude installation and mairoanance of
landscape elements on pas plan.
7. All landscape areas within the site shah be irrigated with an automatic underground
irrigation system. An Irigation plan will be required prior to issuance of a building
permit.
8. All turf except native seed areas to be Irrigated with an autwnatic pop-up Irrigation
system. All shrub beds and trees in native seed areas are to be Irrigated with an

the completion of each phase of the development. All trees need to have been
Installed as shown on the landscape plan. Approval of street tree planting is
required before final approval of each phase. Failure to obtain approval by the City
forester for street trees in a phase shall result in a hold on certificate of occupancy
for future phases of the development.
TREE PROTECTION NOTES
1. Wltwh the drip line of any protected existing tree, there shelf be no cut or fill over a
four -inch depth unless a qualified arborist or forester has evaluated and approved
the disturbance.
2. All protected existing trees shall be pruned to the City of Fort Collins Forestry
standards.
3. Prior to and during construction, barriers shall be erected around all protected
existing trees with such barriers to be of orange fencing a minimum of four (4) feet
In height, secured with metal T-posts, no closer than six (6) feet from the trunk or
one-half ('F2) of the drip line. whichever is greater. There shall be no storage or
movement of equipment, material, debris or fill Within the fenced tree protection
zone.
4. During the constriction stage of development, the applicant shah prevent the
(leaning of equipment or material or the storage and disposal of waste material
such as paints, ails, solvents, asphalt, concrete, mar oil or any other material
harmful to the life of a tree within the drip line of any protected tree or group of
trees.
5. No damaging attachment, wires, signs or permits may be fastened to any protected
tree.
6. Large property areas containing protected trees and separated from construction or
land clearing areas, road rights -of -way and utility easements may be "ribboned off;
rather than erecting protective fencing around each tree as required in subsection
(G►(3) above. This may be accomplished by placing metal t-post stakes a maximum
of fifty (50) feet apart and tying ribbon or rope from stake -to -stake along the outside
perimeters of such areas being (cleared.
