Cellar and Malt Storage Expansion
I have no comments on the utility plans. They look good to me, but if any changes are
made to the utility plans for any other departments need I want to see them when they are
routed again.
I verified this with Roger Buffington.
The portion of easement to be vacated that is for the private line can be vacated and
processed now. The portion to be vacated for the realignment can not be vacated until
the realignment is completed. Each easement vacation request has a TDRF of $400 for
the processing of the easement. The recording fees will also need to be provided, but that
amount will not be known until we know how many pages the document is. I would
suggest getting legals to me for both of these items now. That way the vacation for the
private line can be processed right away and the other can be prepared and ready to go
when ever the line is relocated. It will take at least 2 weeks or more for the vacation
process once I receive the legals. Time is needed for review of the legals, drafting and
review of the ordinance and approval.
The vacations do not need to be processed prior to plan approval, but will need to be
processed prior to obtaining a building permit for the structures that are located over the
easement that is to be vacated. This will mean that the permit for the Malt Storage
building can not be issued until after the sewer line is moved.
A deed of dedication for the relocated sewer line needs to be provided prior to approval
of the plans and the minor amendment. The easement dedication request has a TDRF of
$250 for the processing and review of the dedication. As with the vacations the recording
fees will also need to be provided once we know how many documents and pages there
are. Dedication language was changed and updated within the last year, so please let me
know if you need the current language.
An excavation permit will need to be issued for the public sewer work. Once the plans
are approved the contractor will need to make an application to Engineering Inspection
and get the permit approved prior to starting any work on the public portion of the
sanitary sewer.

05/17/2012: Adjust the sewer alignment to provide 10' clear separation from the electic duct
bank. The duct bank is concrete encased but is not reinforced and not self supporting. This
will result in the sewer being offset in the easement.
Response: See attached plans confirming manhole location in reference to electric duct.
Manhole is 12' from the existing electric duct line
