SUMMARY:
r4 Architects has developed a visual analysis that identifies the extent to which existing views may be blocked. Our project is infill on an site with
an existing 89 unit student housing project. Our project is placed on the North property boundary and is intended to complete the fourth leg of an
existing internal courtyard. The project will define the courtyard and create an internal activity center for the campus. This activity center contains
a pool, pool deck, landscaping, existing barbeque patio,sunshades and bicycle parking. No views to this activity center will be blocked.
Surrounding properties include a CSU surface parking lot on the West, the CSU Environmental Center undeveloped property on the East and
Summit Hall to the North as part of the Academic Village of CSU. The South boundary is bordered by Lake Street and is not affected by our
projects location.
Summit Hall of the Academic Village is the only occupied structure which borders our project propery. Our project has negligent visual impact on
the Academic Village. In contrast, views from resident units once looking over a parking field and adjacent student housing facility roof will now
look upon a new facility with architecture, landscaping and materials designed to be compatible with Summit Hall.
No existing views from the East, North or West are affected by our proposal
