A variance is requested for item #4, staff comments dated
August 19, 1983, from Sherri Albertson -Clark. This item deals
with the 200 foot minimum requirement from centerline to
centerline of Colorado Imports' western curb cut and Simpson's
eastern curb cut.
Our rationale for a variance request is as follows:
1. The curb cuts are existing;,and functioning under present
conditions (15-25 vehicles per day) with no apparent
problems.
2. The addition of Simpson's building will show a slight
increase of approximately 5-10 vehicles per day.
3. The above mentioned curb cuts are not the sole entrance/
exit to either property.
Based upon this criteria at l-d> ,.#o a y€

Dear Bob:
We have reviewed your request to vary the 200 foot separation requirement on
adjacent curbcuts.
Staff will support the variance request based on the following:
1. Combining the curbcuts into one would be a hardship considering the
existing features in the way.
2. Hemlock and the two existing curbcuts do carry a very low volume of
traffic.
3. The curbcuts are not the only access for either property.
