This project is subject to the existing development agreement in place on the property.
Work within the row permit and street cut permit will be needed prior to the start of
work, including all associated fees.
As noted within the general notes the project is required to replace or restore in kind any
damaged curb, gutter and sidewalk existing prior to construction, as well as streets,
sidewalks, curbs and gutters, destroyed, damaged or removed due to construction of this
project at the Developer's expense prior to the acceptance of completed improvements
and/or prior to the issuance of the first Certificate of Occupancy. The limits of the repairs
will be identified in the field by the City Engineering Inspector prior to and over the
course of the project and will not be shown on the plans.
A pedestrian connection from the existing ramp at the NE corner of the building (that ties
to the pedestrian spine) to the sidewalk along Custer Drive needs to be made with this
proj ect.

legal name is. The site, landscape, and elevations are not a part of the utility plans so
these should not be included in the index for the utility plans. They will not be filed
together.

Utility Plan — Need to show and label the street patch and curb replacement on Custer
Drive. You have the patch within the parking lot referencing the street cut note — this
note really doesn't apply to the parking lot as the Engineering Inspector will not inspect
the patching in the parking lot. They will inspect the utility installations, but the parking
lot patch is not subject to the patching standards.
The following details are needed:
701 for the vertical curb that will be replaced on Custer in association with the sidewalk
chase construction.
1601 This identifies the sidewalk thickness.
1602 This identifies the sidewalk parameters.

11/30/2011: Section 3.5.3(D)(6)((b) of the Land Use Code sets forth the requirement that the
building have a recognizable "top" consisting of: 1) cornice treatments, other than just colored
"stripes" or "bands", with integrally textured materials such as stone or other masonry or
differently colored materials; 2) sloping roof with overhangs and brackets; 3) stepped
parapets. The lower, 20' high porrtion of the building does not appear to satisfy this
requirement. The proposed prefinished steel coping (golden buff in color) would be
considered a colored "stripe" or "band". The building does appear to satisfy Section 3.5.3(D)
(6)(a) with regards to a recognizable "base" treatment.
RESPONSE: the building exterior Elevations (and 3D views) on sheets Al and A2, have been revised to
indicate a "top" or cornice of 16" high metal panel system integrated with and complementary to the metal
parapet cap and in keeping with the overall design of this building, at the 20 feet high portion of the
building.

11/29/2011: The building must be set back from Custer Drive no more than 15' from the
common right-of-way & property line. Currently it is shown to be 16.27' from the property line.
This requirement is set forth in Section 3.5.3(B)(2)(b) of the Land Use Code.
RESPONSE: The building has been shifted towards Custer to maintain the 15' minimum setback
requirement.

11/30/2011: To ensure compliance with Section 3.2.1(D)(1)(c) "full tree stocking" of the Land
Use Code, please add an additional Red Jewel Crabapple tree along the easterly portion of
the south elevation of the building. The two Crabapple trees can be spaced so as not to block
the storefront windows on the southwesterly portion of the building.
RESPONSE: The additional Red Jewel has been added to the Landscape Plan.

must be continued south and tie into the proposed sidewalk along the north side of this
building. This would provide a continuous pedestrian connection internally between the
shopping center and the public sidewalk along Custer Drive.

Custer Drive. You have the patch within the parking lot referencing the street cut note - this note
really doesn't apply to the parking lot as the Engineering Inspector will not inspect the patching
in the parking lot. They will inspect the utility installations, but the parking lot patch is not
subject to the patching standards.
RESPONSE: A street patch has been added to Custer Drive and the standard street patch note has
been referenced. The approximate limits of the street patch within the parking lot are still shown,
but the reference to the standard street patch not was removed.

11/17/2011: The handicap parking spaces were located on the north side of the pad site
because the anticipation was the main entrances for the building were also to be located on that
side. However the development plan indicates the main entrances to be on the west side of
the building. Therefore at least one handicap space should be placed in the parking space
that abut the west side of the building, this would include a handicap ramp also on that side.
RESPONSE: A handicap stall has been added to the west side of the building.
