PLANTING NOTES
1. ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH ANA SPECIFICATIONS FOR NUMBER ONE GRADE.
2. ALL TURF AREAS ARE TO BE IRRIGATED WITH AN AUTOMATIC POP-UP SPRINKLER SYSTEM.
3. ALL TREES AND SHRUBS PROPOSED IN OUTLOT 'A' SHALL BE IRRIGATED WITH AUTOMATIC DRIP IRRIGATION
SYSTEM OR ACCEPTABLE ALTERNATIVE. THE IRRIGATION SYSTEM IS TO BE ADJUSTED TO MEET THE NEEDS OF
THE INDIVIDUAL PLANT MATERIAL.
4. OUTLOT 'A' HAS BEEN GRADED AT THE TIME OF THIS SUBMITTAL, WITH SEEDING TAKING PLACE IN FALL
2011. ANY AREAS DISTURBED BY ADDITIONAL GRADING OR OTHER CONSTRUCTION OPERATIONS ARE TO BE
REVEGETATED WITH 'NATURAL RESOURCES SEED MIX' PER THE CITY'S OPEN SPACE DEPARTMENT.
5. NATIVE GRASSES THROUGHOUT OUTLOT 'A' MAY REQUIRE TEMPORARY IRRIGATION FOR ESTABLISHMENT AT
THE DISCRETION OF THE CITY.
6. ALL TREES SHALL BE BALLED & BURLAPPED ROOT CONTROL BAG, OR CONTAINERIZED.
7. ALL TREES AND SHRUBS IN NATIVE GRASS AREAS AND NOT IN SHRUB BEDS SHALL RECEIVE 4" DEPTH
SHREDDED CEDAR MULCH ABOVE THE ROOT BALL, EXTENDING ONE FOOT BEYOND THE ROOT BALL.
8. SHRUB BEDS SHALL RECEIVE 4" DEPTH SHREDDED CEDAR MULCH.
9. SHRUB BEDS TO BE EDGED WITH RYERSON 6" EDGER OR EQUIVALENT. NOTE THAT THE ONLY SHRUB BEDS
PROPOSED ARE IMMEDIATELY ADJACENT TO SNOWY PLAIN ROAD.
10. DRIVEWAYS SHOWN ON THIS PLAN ARE FOR PLANNING PURPOSES ONLY. ACTUAL DRIVEWAY LOCATIONS
AND WIDTHS ARE TO BE DETERMINED.
11. KEEP ALL TREES 10' CLEAR FROM WATER AND SANITARY SEWER MAINS, AND 4' CLEAR FROM GAS LINES. KEEP
SHRUBS 4' CLEAR FROM WATER AND SANITARY SEWER MAINS. LOCATE ALL UTILITIES PRIOR TO PLANTING.
12. PROPOSED STREET LIGHTS ARE SHOWN ON THIS PLAN PER THE CITY OF FORT COLLINS. CONFIRM BEFORE
PLANTING THAT ALL CANOPY TREES ARE A MINIMUM OF FORTY FEET (40') FROM LIGHTS, AND THAT
ORNAMENTAL TREES ARE A MINIMUM OF FIFTEEN FEET (151 FROM LIGHTS.
13. THE SOIL IN ALL LANDSCAPE AREAS, INCLUDING PARKWAYS AND MEDIANS, SHALL BE THOROUGHLY
LOOSENED TO A DEPTH OF NOT LESS THAN (8) EIGHT INCHES AND SOIL AMENDMENT SHALL BE
THOROUGHLY INCORPORATED INTO THE SOIL OF ALL LANDSCAPE AREAS TO A DEPTH OF AT LEAST SIX (6)
INCHES BY TILLING, DISCING OR OTHER SUITABLE METHOD, AT A RATE OF AT LEAST THREE (3) CUBIC YARDS
OF SOIL AMENDMENT PER ONE THOUSAND (1,000) SQUARE FEET OF LANDSCAPE AREA.
14. TO THE MAXIMUM EXTENT FEASIBLE, TOPSOIL REMOVED DURING CONSTRICTION ACTIVITY SHALL BE
CONSERVED FOR LATER USE ON AREAS REQUIRING REVEGETATION AND LANDSCAPING.
15. MINOR CHANGES IN SPECIES AND PLANT LOCATIONS MAY BE MADE DURING CONSTRUCTION, AS REQUIRED
BY SITE CONDITIONS, OR PLANT AVAILABILITY. OVERALL QUANTITY, QUALITY, AND DESIGN CONCEPT TO BE
CONSISTENT WITH APPROVED PLANS. IN THE EVENT OF CONFLICT WITH THE QUANTITIES INCLUDED IN THE
PLANT LIST, SPECIES AND QUANTITIES ILLUSTRATED SHALL BE PROVIDED. ANY CHANGES OF SPECIES AND/OR
LOCATION WITH OUTLOT 'A' SHALL REQUIRE APPROVAL BY THE CITY'S ENVIRONMENTAL PLANNER, CURRENT
PLANNING DEPARTMENT PRIOR TO INSTALLATION.
16. ALL LANDSCAPING PROPOSED WITH INSTALLATION MUST BE INSTALLED OR SECURED WITH AN IRREVOCABLE
LETTER OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125% OF THE VALUATION OF THE
MATERIALS AND INSTALLATION PRIOR TO ISSUANCE OF A FINAL CERTIFICATE OF OCCUPANCY PER PHASE.
17. DEVELOPER SHALL ENSURE THAT THE LANDSCAPE PLAN IS COORDINATED WITH THE PLANS DONE BY OTHER
CONSULTANTS SO THE PROPOSED GRADING, STORM DRAINAGE, OR OTHER CONSTRUCTION, DOES NOT
CONFLICT WITH, NOR PRECLUDE INSTALLATION AND MAINTENANCE OF, LANDSCAPE ELEMENTS ON THIS
PLAN.
18. THE LANDSCAPE IRRIGATION SYSTEM NEEDS TO BE REVIEWED AND APPROVED BY THE CITY OF FORT
COLLINS PRIOR TO THE ISSUANCE OF A BUILDING PERMIT.
19. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED ON THIS
PLAN ARE PLANTED, PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS INCLUDES ZONES BETWEEN
THE SIDEWALK AND CURB, MEDIANS, AND OTHER CITY PROPERTY. THIS PERMIT SHALL APPROVED THE
LOCATION AND SPECIES TO BE PLANTED. FAILURE TO OBTAIN THIS PERMIT MAY RESULT IN REPLACING OR
RELOCATING TREES AND A HOLD ON CERTIFICATE OF OCCUPANCY.
20. THE DEVELOPER SHALL CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE PLANTINGS AT
COMPLETION OF THE DEVELOPMENT. ALL TRESS NEED TO HAVE BEEN INSTALLED AS SHOWN ON THE
LANDSCAPE PLAN. APPROVAL OF STREET TREE PLANTING IS REQUIRED BEFORE FINAL APPROVAL. FAILURE TO
OBTAIN APPROVAL BY THE CITY FORESTER FOR STREET TREES IN A PHASE SHALL RESULT IN A HOLD ON
CERTIFICATE OF OCCUPANCY FOR FUTURE PHASES OF THE DEVELOPMENT.
21. COMMON OPEN SPACE AREAS AND LANDSCAPING WITHIN ADJACENT R.O.W. ARE TO BE MAINTAINED BY A
HOME OWNERS ASSOCIATION.
