Attached is the third submittal for FRV 2nd Replat, Lot 2 Compass Bank. I talked to
Marc and he said the he did not need to see another utility plan submittal. I will submit
3 copies of the drainage report at the time mylars are submitted.

Current Planning, Ted Shepard, 970-221-6343 1. Thank you for indicating
the under -canopy light fixtures. These fixtures are required by Land
Use Code Section 3.2.4(D)(3)to be specified on the Lighting Plan to be
Flush Mount and Flat Lens. I cannot tell by the order number of SCA14-
5-150MH-120-BRP whether or not the glass lens will be flat or sag.
Please be sure to add this specification for Flush Mount and Flat Lens
to all pertinent Electrical sheets.
The plans have been modified to depict this requirement.
2. The wattage and resulting illuminance under the canopy is excessive.
(MMDL's are 150 watts on sheet E-0.01 and 175 watts on sheet E-1.02.)
By way of comparison, a similar bank with a similar drive through
facility is planned for Lot 5 of Front Range Village. The light
fixtures under this particular canopy are specified to be 70 watts/
5700 lumens which is less than one-half of what is being specified for
Compass Bank (150 watts / 12,800 lumens). Section 3.2.4(C)states that
the maximum under -canopy illuminance shall not exceed 26 foot-candles
upon initial installation with a light loss factor of 1.00. I cannot
determine compliance due to the light loss factor on sheet E-1.02 of
.75. We cannot have a regional shopping center with such discrepency
of lighting levels between two pad sites in close proximity.
Consequently, the illuminance under the canopy must be reduced.
The plans have been modified to depict this requirement.
3. Minor Comment - on sheet E-0.01, the quantities are wrong. It
should be DPB - 2; MH3V - 2; and MMDL - 12.
Sheet E-0.01 has been modified.
4. Minor Comment - on sheet E-1.01, please delete the Miscellaneous
Site Note "FL."
Sheet E-1.01 has been modified.
5. Minor Comment - on sheet L-1.01, there are three Skyline
Honeylocusts that are not indicated with the symbol SH on the plan.
Sheet L-1.01 has been modified.
6. Minor Comment - on the cover sheet, please add "Minor Amendment
Number Seven." A good place would be directly under the vicinity map.
The Cover Sheet has been modified.
7. Optional Comment for your consideration - if the sidewalk on the
west side of the building is necessary, could it be reduced from five
feet in width to 3.5 feet? There is so much going at the northwest
corner of the building with utilities and landscaping that this area
appears to be getting crowded and the walk seems to be interfere with
both above and underground improvements.
The sidewalk has not been modified.

need to be filed before or concurrently with the signing of the
construction plan mylars of this minor amendment as the replat
establishes the easements required with the proposed drawings.

2. I did not happen to see the letter from Front Range Village as
referenced in the response letter, did it perhaps accidentally not get
submitted?
A PDF copy of the letter has subsequently been sent to Marc.
3. Will the storm line connecting to the inlet along Harmony Road be
trenched or somehow bored? Indicate on the drawings.
This has been discussed with Marc. This will not be added to the
utility plans.
4. The same storm line noted above, being private and crossing into the
utility easement behind Harmony Road will need to have tracer wire
installed to be locatable.
The utility plans have been altered to depict tracer wire on this line.
S. It seems that the engineer address and engineer of record on the
drawings seems to need updating.
