Drainage Gentlemen: Please find attached storm drainage calculations that are the basis for the storm drainage improvements recommended for the Stuart Hill P.U.D. The improvements and calculations are based on the Storm Drainage Design Criteria manual published by the Engineering Division of the Fort Collins Department of Public Works. The Stuart Hill property is approximately one acre in size and drains into Spring Creek which lies to the north across the Spring Creek Meadows property. Due to the lack of an existing drainage easement to Spring Creek, we elected to retain on site the excess runoff caused by develop- ment. The difference between the developed 100 year design storm runoff and the 2 year existing design storm runoff (0.08 acre feet) can be stored in the proposed detention pond. The outlet discharge will be 0.5 cfs, which is the existing 2 year design storm discharge. The Rational Method was used to calculate discharge and the Triangular Method was used to determine volume of storage. The runoff will not be collected in channels, but will sheet flow to the low end of the property and into the pond. The pond will have an outlet to the northwest corner of the property. The proposed outlet is small and will require frequent cleaning to operate efficiently. The cleaning will be done by the Homeowners Association as. part of the maintenance of the open space. The impervious area has increased by 0.8% of the total area or 0.008 acres. This small increase in area does not affect the adequacy of the drainage facilities designed for the original plat. If you have any questions, please do not hesitate'to contact our office. Sincerely, ENGINEERING. PROFESSIONALS, INC. Glen D.
