Dear Mr. Hoffman:
Staff has reviewed the Skyline Mobile Home Park PUD, Preliminary and Final,
and has the following comments:
1. The water and sewer lines for this property will be privately owned and
maintained. The Development Agreement should include this provision.
Sewer plant investment fees ($1,350) will be collected for each
trailer added. No additional water plant investment fees will be
collected.
The existing water meter pit will have to be renovated to bring it
up to standards.
2. The following items are to be included on the plat:
o Need 50-ft right-of-way on Mulberry.
o Right-of-way for Orchard to be dedicated now with 8-ft easement.
o There is a 1°39' discrepancy between this plat and Ponderosa Park.
o Statement of ownership has changes.
o Monumentation required.
o Irrigation easements need bearings and distances.
3. The following items are to be included on the site plan:
o Need radii on curves and widths of drives.
o Show easements.
o Show walk on Mulberry.
o Show hydrants (new and existing).
o Why the jog in the street?
o Indicate building envelopes and show dimensions.
o Indicate distance between envelopes.
o Storage sheds must be inside a building envelope if over 7-ft in
height.
o Patio covers/carports must be inside building envelopes.
o Indicate distance of building envelope to property lines.
o Driveway should be setback 5-ft from property line on west.
0 Indicate parking spaces and dimensions.

4. Additional landscaping, including a variety of types should be provided
within the park. Particular attention should be paid to the Mulberry
Street frontage and rear and side property lines.
Revised utility and site plans are to be submitted by Tuesday, April 12, 1983.
(The Planning and Zoning Board worksession will be held April 15, 1983.) An
8-1/211xll" reduction and colored renderings of the plans are to be submitted
by Tuesday, April 19, 1983.
