On behalf of the Owner of the Orthopaedic Center of the Rockies (O.C.R.), Gateway Medical
Service, LLC, we request review of the minor amendment for a remodel/addition to the existing
facility.
The proposal addition is 13,194 square feet of space which will house a third operating room and
associated support spaces. These include sterile storage, receiving, general storage, vacuum
pump room, medical gas storage and soiled holding. The balance of space will be a ten (10) bed
patient recovery center for a maximum of 72 hour convalescence. The architectural design
proposes a single story configuration with a pitched mansard roof line to integrate with the
existing pitched roof design. All building materials, brick veneer, roof shingles and glazing shall
match the existing.
The site development is designed to replicate the existing service drive and minimal staff parking
around the east side of the expansion. The proposed service road is for delivery of supplies. The
increased parking of 25 spaces is for staff and visitors. Eleven (11) spaces are expected to serve
visitors. This is more than we anticipate needing; visitor volume to the recovery center is
expected to be low and most likely after the clinic has closed, the parking is placed in a
convenient location. The electrical transformer and generator are being relocated and will be
placed within a brick enclosure.
A revised landscape plan is attached. Eleven (11) trees, conifer and deciduous, are being moved
from the existing for reinstallation. These mature trees will add immensely to the image of the
image of the facility as an integrated design expansion.
The attached civil/site data has been coordinated with the storm drainage and engineering
departments of the city. Grading plan, drainage report and easement vacation description are
attached for reference to the respective departments.

RE: REQUEST TO VACATE A PORTION OF AN EASEMENT
Attached for your review and comment is a sketch showing portions of utility and access
esements in the Seven Lakes P.U.D. Phase II Subdivision easement near the southwest and North
sides of the site, as shown on the attached drawing, that are being proposed for vacation. The
owner of the property is requesting the easement vacation because they wish to build an addition
to the building in this location.
Please sign and return any comments to Dave Stringer in the Development Review Center by
September 30, 1998 If we do not hear from you by this date, we will assume you have no
objections to the proposed vacation. Please call Dave Sheri at 221-6605 if you have any
