Re: Amendment to Terraces PUD (Case #82-82B)
Dear John:
Staff has reviewed the above -referenced project and has the following
comments:
1. Shared easements are necessary for off -site access.

3. The maximum Le�of a curb cut is 35 feet. All curb cuts are to be
concrete to the property line.
4. The setback of the flow line to the parking area aisle needs to be a
minimum of 100 feet on both Elizabeth Street and Taft Hill Road. a1,r44-q_,
5. The site plan doesn't agree with the traffic study. Discussions need
to be held with the Traffic Engineer regarding this matter. The study
recommends extensive improvements to traffic flow in the vicinity which are
not shown on the site plan.

7. Please indicate the stripes at the Taft Hill curb cut to be painted.

10. Please show existing and proposed fire hydrants. Building A is to be
protected by a fire sprinkler system as shown on the utility plan.
