OF THE PLANNING AND ZONING BOARD
OF THE CITY OF FORT COLLINS
VACATING AN EMERGENCY ACCESS EASEMENT
LOCATED ACROSS A PORTION OF THE
SOUTHRIDGE GOLF COURSE
WHEREAS, Section 2-353 (4) of the Code of the City of Fort
Collins authorizes the Planning and Zoning Board to vacate certain
rights -of -way, by resolution or by approval of replats containing
notation of such vacation; and
WHEREAS, the Poudre Fire Authority of Larimer County,
Colorado, has requested vacation of an emergency access easement
across a portion of Southridge Golf Course; and
WHEREAS, said easement is no longer necessary and the vacation
request has been reviewed and approved by the pertinent City and
private utilities and they have no objections.
NOW, THEREFORE, be it resolved by the Planning and Zoning
Board of the City of Fort Collins that the emergency access
easement more particularly described on Exhibit "A", attached
hereto and incorporated herewith, be and is hereby vacated.
Passed and adopted at a regular meeting of the Planning and
Zoning Board of the City of Fort Collins held this 19th day of
October, A.D. 1992.

DESCRIPTION OF A 20 FEET WIDE EMERGENCY ACCESS EASEMENT LOCATED ON
THE SOUTHRIDGE GOLF COURSE TO BE VACATED
A 20.00 feet wide tract of land lying 10.00 feet on each side of
the following described centerline, with the sidelines of the said
tract being prolongated or foreshortened to their points of
intersection with adjacent property lines, located in the Northwest
One Quarter of Section 7 Township 6 North, Range 68 West of the
Sixth Principal Meridian, City of Fort Collins, Larimer County,
Colorado, also being located in Tract B of the Plat of Southridge
Golf Course, a Plat of record with the Clerk and Recorder of the
said Larimer County, more particularly described as follows;
Considering the west line of the said northwest one quarter of
Section 7 as bearing North 00 degrees 02 minutes 43 seconds East
and with all bearings contained herein relative thereto;
Commencing at the southwest corner of Lot 23 of the Plat of
Greenridge at Southridge Greens PUD, a Plat of record with the said
Clerk and Recorder,
THENCE along the west line of the said Lot 23 and along a
portion of the boundary of the said Tract B of Southridge Golf
Course, North 00 degrees 24 minutes 27 seconds East for a distance
of 233.30 feet to the centerline of the said 20.00 feet wide
Emergency Access Easement as shown on the said Plat of Southridge
Golf Course and TRUE POINT OF BEGINNING of this description;
THENCE leaving the said boundary and along the said centerline
of the Emergency Access Easement the following twelve (12) courses
and distances;
(1) South 88 degrees 52 minutes 28 seconds West for a distance
of 126.83 feet;
(2) along a curve to the right having a radius of 250.00 feet,
a central angle of 25 degrees 06 minutes 41 seconds and an arc
length of 109.57 feet, being subtended by a chord of North 78
degrees 34 minutes 12 seconds West for a distance of 108.69 feet;
( 3 ) North 66 degrees 00 minutes 51 seconds West for a distance
of 141.58 feet;
(4) along a curve to the right having a radius of 400.00 feet,
a central angle of 15 degrees 57 minutes 14 seconds and an arc
length of 111.38 feet, being subtended by a chord of North 58
degrees 02 minutes 14 seconds West for a distance of 111.02 feet;
(5) North 50 degrees 03 minutes 37 seconds West for a distance
of 206.59 feet;
(6) North 49 degrees 50 minutes 19 seconds West for a distance
of 310.26 feet;
(7) North 45 degrees 56 minutes 01 seconds West for a distance
of 126.11 feet;
(8) North 70 degrees 58 minutes 19 seconds West for a distance
of 95.62 feet;
(9) North 39 degrees 13 minutes 08 seconds West for a distance
of 66.07 feet;
(10) along a non -tangent curve to the right having a radius of
113.55 feet, a central angle of 78 degrees 17 minutes 47 seconds

and an arc length of 155.17 feet, being subtended by a chord of
South 87 degrees 56 minutes 34 seconds West for a distance of
143.37 feet;
(11) along a curve to the right having a radius of 260.00
feet, a central angle of 25 degrees 55 minutes 44 seconds and an
arc length of 117.66 feet, being subtended by a chord of North 39
degrees 56 minutes 47 seconds West for a distance of 116.66 feet;
(12) along a curve to the right having a radius of 213.00
feet, a central angle of 04 degrees 34 minutes 27 seconds and an
arc length of 17.00 feet, being subtended by a chord of North 24
degrees 41 minutes 44 seconds West for a distance of 17.00 feet to
the said boundary of Tract B and to the terminus point of the said
centerline.
