[8/29/06] This project is ready for a Type I (Administrative) Public Hearing. I have
scheduled the hearing for 5:30 pm on Tuesday, September 26 with the
Administrative Hearing Officer. The hearing will be held in Conference Room A of
the City building at 281 N. College.
A minimum of two weeks notice is required for all affected property owners (APOs).
I will put together a letter and map to send to the mailing list that you provided with
your application, with a brief project summary and invitation to attend the public
hearing. I will also prepare a staff report recommending approval of this project, with
a thorough evaluation of this project according to the Land Use Code. You should
be prepared to give a brief project summary and add any additional information you
think would be relevant. If anyone from the public attends the hearing, time will be
allotted for questions or comments.
After the hearing, the Administrative Hearing Officer will issue a written decision
within 10 working days. Any member of the public may appeal the decision within
14 days of the decision. After the appeal period passes, you may submit your final
plans (if there are any outstanding comments to be corrected) or mylars for
recording. The $1000 Final Plan Transportation Development Review Fee will be
due at the time the final plans are submitted.

[7/12/06] Beth Sowder (Neighborhood Services): This property has received noise
violations resulting in Public Nuisance violations. The change to a boarding house
would not change the status of this property with regards to the Public Nuisance
Ordinance. We would like to see voluntary plans to resolve noise issues. I have
talked with Neighborhood Services and asked them to stop by the subject
property during their awareness efforts. I have also provided the tenants a
copy of the flyer that Neighborhood services publishes.

additional landscaping will be required. A more Accurate depiction of the
Landscape has been added to the site plan and should satisfy the landscape
requirements.

habitable floor space. Please revise this calculation on the cover page. Total
square foot calculation have been amended to eliminate dis-allowed

your lot are 8' wide and not very long. Up to 40% of your spaces may be compact
(8' by 15'), but the rest must be to standard (9' by 19'). Amended site plan shows
parking space dimensions the comply with this requirement.

paid.

in the front yard. Are there parkway trees and/or trees in the front yard? There
should be. Please indicate or add such trees. Trees have been indicated on site
plan.

[7/14/06] The parking lot doesn't indicate if it is improved. Is it hard surfaced?
Another question is whether the parking (where parking is assigned from another
property) also needs landscaping improvement? Parking lot is improved with
pavement drainage and curb and gutter this has been indicated on site plan.
Parking lot landscaping has also been indicated on site plan.
I have attached a revision routing sheet which indicates how many of each revised
item to resubmit for review. City staff will take two weeks to review the revisions
after they are submitted, and you will be invited back to another Wednesday morning
staff review meeting.
In addition to this comment letter, there are redlined plans from Engineering and
Planning that correspond with the comments. Please be sure to return all of the
redlined plans when you re -submit.
