Linework for Phases 2 and 3 has been removed. The landscape plan for Phase 1 has also been modified to reduce plant quantities. This project is located at the north corner of Worthington Circle and Centre Avenue in Fort Collins, Colorado and is currently under construction on Phase 1. The majority of the revisions are influenced by the modification of the phasing delineation. The previous design routed stormwater through a network of swales and storm drains into the detention pond located in the northern half of the site. The design accounted for three buildings in three phases. Each building was designed to have vehicular access and associated curb and gutter. The pond was sized for a percent impervious of 43.1 for the entire site (Phases 1-3). This resulted in a design pond volume of 1.446 acre-feet achieved at a proposed high water surface elevation of 5043.35. The proposed revision only includes improvements for Phase 1. Modification to the drive aisles and associated curb and gutter are proposed to achieve access to Building 1 only. The proposed modifications do not alter the drainage patterns of the overall site (Phase 1-3). Phase 1 will include the construction of the detention pond and storm drainage facilities, all underground utilities, Building 1 and associated drive aisles and parking areas. The Minor Amendment is in compliance with the Final Drainage and Erosion Control Report for Centre Avenue Residences dated October 13, 2009.
