Please accept this letter as our application for addition of permitted uses for 616 W.
Mulberry Street.
In 1990, the house at 616 W. Mulberry became the West Mulberry Inn and was later
renamed the Sheldon House Bed and Breakfast. Built in 1904, the Sheldon House has
been given recognition as a Historic Landmark (2004).
James and Cynthia Murphy bought the Sheldon House B&B in September of 2007 and
have continued the tradition of hospitality into the home's 201h year. In an attempt to
continue to use and appreciate the Sheldon House with all of its history and charm, the
Murphy's are proposing to convert the second floor rental bedrooms and the first floor
dining room and parlor to add two additional uses - professional office and personal and
business service shops (incidental retail only).
The location of the SH, is in the N-C-M, Neighborhood Conservation Medium Density
zone district but it is only two lots west of the Downtown — Canyon Avenue zone district
which , makes it a natural location for professional offices and personal and business
services. Sufficient parking (7 slots and a two+ car garage), alley access, as well as
Mulberry Street frontage lend itself to successful business. The first floor includes two
potential office spaces and the second floor spaces include 4 room/bath combinations.
The basement and third floor are currently set up as furnished apartment rentals and
would remain as is. The main floor kitchen and back patio are perfect as a shared space
for office tenants with a separate entrance/exit.
We would like to ultimately convert the guest bedrooms, dining room and parlor to the
new uses. This would be phased in over time, depending on market demand, starting
with the first floor parlor. In total, there would be 1,270 square feet that could be
converted.
With professional offices such as psychotherapists, massage professionals and attorneys,
the majority of traffic and activity would take place during business hours. As a historic
landmark, the exterior of the house would not be impacted, with the exception of
handicap access.
The Sheldon House has enjoyed a consistently positive reputation as a Fort Collins small
business over the past 20 years without complaint. We continue to be dedicated to the
Fort Collins downtown community and neighborhood.

June 14, 2010
On Monday, June 28, 2010, from 7:00 to 9:00 p.m., at the Sheldon House Bed
and Breakfast, 616 West Mulberry Street, Fort Collins, Colorado, the City of Fort
Collins Current Planning Department will conduct a neighborhood information
meeting to discuss a development proposal in your neighborhood. The project is
referred to as Sheldon House Bed and Breakfast, Addition of a Permitted
Use for Professional Office.
As proposed, the project consists of converting existing bedrooms within the
Sheldon House Bed and Breakfast from bedrooms to office. This would not be a
total conversion of the house as there would remain a mix of both bedrooms and
offices. The site contains seven parking spaces on the rear of the property with
access gained by the alley. This bed and breakfast was originally approved as
the Martin Bed and Breakfast Planned Unit Development (P.U.D.) in May of
1990.
The site is zoned N-C-M, Neighborhood Conservation Medium Density. This
zone normally does not allow Professional Office as a permitted use. The Zoning
Code, however, allows for the Addition of a Permitted Use process for ultimate
consideration by the City of Fort Collins Planning and Zoning Board. The
purpose of the meeting is to allow the neighbors to comment on this proposal
prior to the Planning and Zoning Board hearing.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
concerning this pending meeting so all neighbors may have the opportunity to
attend.

At the present time, it is our desire to convert the mainfloor oor parlor into a leased office
space while continuing the business of the Bed and Breakfast. Over the next year, as we
assess the viability of leasing additional rooms for office use, we will continue to convert
the rooms. Both the loft and basement apartments will continue as short and long-term
leased apartments.
Information to Consider:
• The Bed and Breakfast has been at this location for 20 years
