PLANNING OBJECTIVES
The proposed objective is to convert an existing residential
rental (109 E. Stuart Street) into a used paperback Bookstore.
The interior of the structure would be modified only to the
extent of adding bool.'shelves along the walls of the rooms. The
exterior of the structure will not be altered. The grounds
surrounding the structure will be unaffected by the transition.
The Bookstore should make an infinitesimal impact on the existing
quality of life. It is intended that the Bookstore will not be
a site, noise, or traffic pollutant to the area. This use should
in fact be more desirable than the existing use, in that business
hours would be during the day when residences are vacant for
the most part, and closed during the time the residential units
are occupied.

The site is well landscaped in its present state, having a ratio of 2.7 SF
of green space to 1 SF of building area. A 20 caliper deciduous tree is
proposed on the east side of the structure as shown.
DRIVEWAY AND SIDEWALK
The driveway and sidewalk improvements on East Stuart Street shall be
completed prior to the issuance of a certificate of occupancy for this
development.
