DEED OF DEDICATION FOR RIGHT-OF-WAY
KNOW ALL MEN BY THESE PRESENTS: That the undersigned Hai Tran, being the
owner of certain real property in Larimer County, Colorado, legally described in that
Warranty Deed at Reception No. 20040123779 in the Larimer County Records, in
consideration of "Pen Dollars ($10.00) in hand paid, receipt of which is hereby acknowledged,
and other good and valuable consideration, does hereby dedicate, transfer, and convey to the
City of Fort Collins, Colorado, a Municipal Corporation, for public use forever a permanent
Fight -Of -Way for public street purposes in the City of Fort Collins, County of Larimer, State of
Colorado, which right-of-way is more particularly described as follows:
The westerly three feet of Lot 16 of the South Mesa Subdivision, STATE DOCAARY FEE
EWT
Larimer County, Colorado
Which lot is also known as 3524 South Mason, Fort Collins, Colorado. Attached hereto as
Exhibit A is a map which depicts the aforesaid right-of-way.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such right-of-way until permanent
improvements have been made and accepted by the City.

Code of the City of Fort Collins and that the person signing this Deed is duly authorized under

OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE VACATING A UTILITY ACCESS
EASEMENT IN THE SOUTH MESA SUBDIVISION
WHEREAS, the Council of the City of Fort Collins has been petitioned
to vacate a utility access easement located in the South Mesa Subdivision
as more particularly set out below; and
WHEREAS, the rights of the residents of the City of Fort Collins will
in no way be prejudiced or injured by said vacation.
NOW, THEREFORE, be it ordained by the Council of the City of Fort
Collins that that certain utility access easement in the South Mesa Sub-
division as set: out as follows, to wit:
Beginning at the northwest corner of said lot 19,
proceed south 89°54'00" E. 99.84 feet along the north
line of said lot 19 to the northeast corner of said lot
19; thence south 00°05'00" E. 10.00 feet; thence north
89°54'00" W. 99.84 feet; thence north 00005'00" W.

BEING AN ORDINANCE VACATING AN EASEMENT IN THE
SOUTH MESA SUBDIVISION
WHEREAS, there was dedicated to the City of Fort Collins an
easement for utility purposes over, across and under the north
10 feet of Lots 20 and 21 of the South Mesa Subdivision; and
WHEREAS, such easement is not needed for municipal purposes
nor will the same be needed for municipal purposes in the future;
and
WHEREAS, the owners of the property across which the easement
is located have requested that the City of Fort Collins vacate said
easement.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF
FORT COLLINS that the following described easement, to -wit:
The North 10 feet of Lots 20 and 21 of the South
Mesa Subdivision, City of Fort Collins, Colorado
be, and the same hereby is, abated, vacated and abolished.
