The removal of the 5 mature shade trees and 2
evergreen trees, as shown, was discussed and agreed to
between City staff and the applicants at a meeting on -
site on May 20, 2004. However, my recollection of the
meeting is that the applicants would replace the 5 shade
trees to be removed in the parking lot median with
Linden trees similar to what is already in and around the
shopping center. Please check with Tim Buchanan, the
City Forester, to see if he agrees with this.
Ok with condition that replacement trees be as per Tim's
comments on plans (Chanticleer Pear for trees on west
side, Spring Snow Crabsapple trees for the 8 trees
removed on east side).

Minor Amendment
Detailed description of the change and reason for the request:
The property was walked May 28 by property manager, Paulajane Moffitt; property
manager, Steve Chavez; owner, John Gart, and Tim Buchanan and Cameron Gloss of the
City of Fort Collins to determine owner's ability to increase tenant signage visibility
within the Center. The site was revisited on June 2 with Mr. Buchanan and Mickey Hill
of Davey Hill Tree Company. Extensive tree trimming is in process to increase visibility
and maintain tree health
At these meetings, a total of fifteen (15) trees were identified that should be removed for
tree health, aesthetic and safety reasons. The four (4) honey locust identified on these
plans will be replaced with Japanese Tree Lilacs or similar. This area has severe concrete
lifting and poses significant tripping hazards. Upon tree removal, the concrete will be
removed and replaced coterminous with new tree planting.
The remaining eleven (11) trees identified are largely unhealthy and or planted in
inopportune areas. Shrubs and bushes will be planted as noted to fill in certain areas
facing South College.
Please note, NO copies of the actual recorded landscape plan were available, either from
the City or the Owner.

1. In their request, applicant states that one of the
reasons for replacing the Cottonwoods with Green Ash is
due to the suckering problem with the asphalt. If this
asphalt surface has never been overlaid, then it is
approximately 16 - 18 years old as this project was
approved in the late 1980's. The problem is not the trees.
The problem is that new asphalt surface is needed.
2. Sap dripping on cars, however, is indeed a problem.
Therefore, I approve of 10 of the 12 existing Cottonwoods
to be allowed to be removed but only where they overhang
the parking lot. There are two Cottonwoods near the east
wall of the building. These two trees do not impact cars
that are either displayed for sale or employee parking.
These two trees should be preserved as they are not
contributing to the sap problem.

It is my understanding that City staff has previously
agreed to the removal of the trees as proposed.
However, is there tree mitigation required per Section
3.2.1(F) of the Land Use Code? Tim Buchanan, the City
Forester, should be consulted about this.
Approved with condition that replacement trees be as per
