Sears Trostel Lumber Company
Dear Glen:
Sears Trostel Lumber Company is proposing to relocate their business to the
existing developed property at 1500 Riverside Drive in Fort Collins. In
conjunction with this use, an addition of 2,250 SF (25' x 90') is proposed at the
southeast end of the existing structure.
The existing site area which will be occupied by this addition is a totally
impervious area consisting of a concrete loading ramp and asphalt paving. Thus,
the proposed addition results in no net increase in impervious area on this site.
Further, the existing drainage patterns for this site are unchanged with the new
proposed use.

On behalf of the owner we are requesting the following Minor Amendments to the site plan for 1500
Riverside Avenue:
6446 S.F. addition to the existing building of similar type and construction. Proposed use for
new addition is storage (type S-3).
New landscape planter at south of new building.
New 6' cedar fence at west of site and 6' chain link fence at north with two vehicle access gates
at east and west of new building.
New grading, drainage and erosion control plan (see Stewart and Associates plan job #1500-
gra, dated 02-15-05 and Storm Drainage report dated 01-20-05).
Currently no existing Site Plan is recorded. We have included 6 copies of the revised site plans with

Please provide a narrative section in the drainage report
explaining what design considerations were taken when
calculating the proposed detention volume and release
rates.
Please provide an erasion control plan and report.
Plans should dearly delineate the extent of the area that
will be inundated during the 100 year storm within the
detention area. Also please add a detention summary
table to the plan.
Need to provide by separate document a drainage
easement for the area that will be encompassed within
the detention pond.
The proposed retaining wall and pipe outlet are very
close to the railroad right of way, if any grading is to
occur within the railroad right of way, then a license forth
the railroad company is required. Add a note stating
that retaining wall will be tied to existing grades, may
need to pull the pond outlet pipe of of railroad easement
to avoid having to go through the license process with
the railroad company.
