TREE PROTECTION NOTES:
I. Existing trees that have been marked For protection and preservation
sha I I not be removed.
2. Heavy equipment should not be allowed to compact the soil over the
root zone of existing trees.
3. Avoid cutting surface roots wherever possible. Sidewalks and paving
levels should be contoured sufficiently to avoid damage.
4. Root cuts From excavation should be done rapidly. Smooth flush cuts
should be made. Backfill before the roots have a chance to dry out and
water the tree immediately.
5. Prior to construction, all protected trees shall have orange
protection barrier Fencing erected, which as a minimum are supported by
I' x I' of similar sturdy stock, for shielding of protected trees, no closer
than six (ro) Feet From the trunk or one half (12) of the drip line. which ever
is greater. Within this protection zone there shall be no movement of
equipment or storage of equipment, materials, debris, fill or cut unless
approved by the City Forester.
6. All existing trees shall be pruned to the City Forester's ' Medium
Prune Standards.'
'I- Within the drip line of any protected existing trees, there shall be no
cut or fill over a four (4) inch depth, unless a qualified arborist or
Forester has evaluated and approved the disturbance.
8. During the construction stage of development, the applicant shall
prevent the cleaning of equipment or material or the storage or disposal
of waste material such as paints, oils, solvents, asphalt, Concrete, motor
Oil or any other material harmful to the life of a tree, within the drip line
of any protected tree or group of trees.
S. No damaging attachment, wires, signs or permits may be Fastened to any
protected tree.
LANDSCAPE STATEMENT:
THE LANDSCAPE DESIGN INTENT FOR THE SAP'I'S CLUB EXPANSION, IS TO MEET THE
CITY OF FORT COLLINS MINIMUM LANDSCAPE STANDARDS, BY ENHANCING THE
ENVIRONMENT, AND BY REINFORCING THE EXISTING LANDSCAPING WITH NEW
LANDSCAPE ELEMENTS.
THE PROPOSED BUILDING AND PARKING LOT MODIFICATIONS WILL DISPLACE SOME
EXISTING PLANT MATERIAL. WHERE FEASIBLE, THESE PLANTS WILL BE REMOVED
PRIOR TO CONSTRUCTION AND TRANSPLANTED ELSEWHERE ON SITE. LANDSCAPING
WILL PROVIDE SCREENING, HELP TO REDUCE GLARE AND HEAT BUILD-UP, IDENTIFY
PEDESTRIAN AND VEHICULAR CIRCULATION, CONVEY DRAINAGE, AND ENHANCE THE
ARCHITECTURE OF THE BUILDING. THE PROPOSED LANDSCAPING WILL PROVIDE
SEASONAL COLOR THAT MATCHES THE CHARACTER OF THE EXISTING LANDSCAPE.
XER16CAPING PRINCIPLES WILL BE UTILIZED WHEREVER POSSIBLE. THE DESIGN WILL
INCORPORATE LOW TO VERY LOW WATER USE PLANT MATERIAL ALONG THE
FOUNDATION OF THE BUILDING, AND IN PARKING LOT ISLANDS.
GENERAL NOTES:
I. New turf grass areas shall be seeded or sodded with Kentucky
bluegrass sod,
2.411 new landscaping will be irrigated with an automatic irrigation system.

3. The irrigation system shall be reviewed and approved by the City's
Water Department prior to the issuance of a building permit. The
irrigation system must be installed or secured with a financial instrument
deposited with the City prior to issuance of a Certificate of Occupancy.
4. Topsoil: To the maximum extent feasible, topsoil that is removed
during construction activity shall be conserved for alter use on areas
requiring revegetation and landscaping.
5. Soil Preparation: Prior to the installation of plant materials, areas
that have been compacted or disturbed by construction activity shall be
thoroughly loosened. Dairy compost shall be thoroughly incorporated at
a rate of 3 cu. yds. / 1000 sq. ft, into all new landscape areas.
6. Refer to the planting details For proper backfill mixture.
'I. All plant material shall meet AAN standards for number one grade and
shall be sized as specified on this plan,
S. Minor changes in plant species and location may be made during
construction, as required by site conditions and plant availability.
Overall quality and quantity of plant material shall be consistent with the
approved landscape plan. In the event of Conflict between plant
quantities in the plant schedule and species Illustrated, the species and
Quantities Illustrated shall be provided.
S. All shrub bed areas adjacent to turf areas shall be edged with
Pro -Steel edging. Edging shall be set level with top of turf.
10. Fabric weed barrier shall cover all shrub bed and/or rock mulch areas,
except those areas planted with groundcovers and/or perennials.
11. All shrub bed and/or rock mulch areas shall be mulched with a 3 in.
depth of gravel mulch to match existing on site mulch. Groundcovers
and/or perennials areas shall be mulched with a 3 in. depth Of Sh edged
Cedar mulch,
12. All onsite landscaping shall be installed or secured with an
irrevocable letter of credit, performance bond, or escrow account For
125% of the valuation of the materials and installation prior to the
issuance of a Certificate of Occupancy.
13. The Owner shall be responsible for maintenance of the landscape and
Irrigation system including such In the public street rights -of -way.
14- A free permit must be obtained from the City Forester before any
trees as noted on this plan is planted, pruned, or removed within the
public street rights -of -way,
15. Developer shall ensure that the landscape plan is coordinated with
the plans done by other consultants so construction does not conflict,
nor preclude Installation and maintenance of landscape elements on this
plan.
16. Coordinate tree planting with local utility companies. Location of all
utilities shall be verified in the field prior to planting.
1-1. Trees shall not be planted within 10 ft. of any water or sewer line, or
within 4 Ft. of any gas or electric line. Shrubs shall not be planted within 4
ft, of any water or sewer line.
IS- Maintain a horizontal distance From street lights of 40 ft. for large
shade trees and 15 ft. for small trees.
iS. All trees to be removed will be transplanted back on site. IF a
transplanted tree is lost in the transplanting process, then it shall be
replace with a new tree. Replacement trees shall meet the following
minimum size requirement. Canopy shade trees shall be no less than 3'
caliper balled and burlaped, ornamental trees shall be no less than 2'
balled and burlaped, and evergreen trees shall be no less than 8' balled
and burlaped.
20. The contractor shall verify existing site conditions and make
modifications as required to follow the intended design as close as
possible, resulting in a complete landscape.
