EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned Mountain Avenue Plaza Associates
A Colorado General Partnership being the owners of the following described land, to -wit:
The East 4 feet of Lot 46, Lot 47, Lot 48, and Lot 49 in Block 21 of the
City of Fort Collins, County of Larimer, State of Colorado.
do hereby dedicate, transfer and convey to the City of Fort Collins, Colorado , for use
forever a permanent easement for utilities and drainage in the City of Fort Collins,
County of Larimer, State of Colorado, more particularly described as follows:
A part of Lots 46, 47 and 48 in Block 21 of the City of Fort Collins,
County of Larimer, State of Colorado, which begins at a point on the
north line of said Lot 48 which bears East 10.00 feet from the Northwest
corner of said Lot 48, and runs thence South 54.00 feet; thence West
7.67 feet; thence North 4.67 feet; thence West 20.00 feet; thence South
14.00 feet; thence West 11.00 feet; thence North 41.33 feet; thence
East 19.00 feet; thence North 22.00 feet to the south line of the alley;
thence along said south line, East 19.67 feet to the point of beginning.
It is understood by the undersigned that, by acceptance of this dedication, the City
of Fort Collins will not accept the duty of maintenance of such easement.
