CONSENT AND SUBORDINATION AGREEMENT
WHEREAS, JOSEPH and LYDIA GUTIERREZ, on the 8th day December, 1988,
executed a certain Deed of Easement to the City of Fort Collins for the
installation of utilities, which easement covers land in Larimer County,
Colorado, described on Exhibit "A" attached.
NOW THEREFORE, SHIRLEY WILKINS, the holder and owner of a Deed of Trust
recorded in the Larimer County, Colorado records, Reception #87047225, for a
valuable consideration, the receipt of which is hereby acknowledged, hereby
consents to the terms and provisions of said easement aforesaid without,
however, joining in any of the warranties, guarantees or indemnities contained
therein, and agrees that the subject Deed of Trust shall be subordinate to

GUTIERREZ.
An easement on, over and across portions of that certain parcel
described in Book 8704, Page 7224, Larimer County Records located
in Babbitt Addition to the City of Fort Collins, Colorado and
more particularly described as follows:
Beginning at the Northwesterly corner of Lot 5, Block 1 of Bab-
bitt Addition to the City of Fort Collins, thence, along the
southerly line of Laporte Avenue, South 89°30'23" East, 35.00
feet; thence, South 29°20'23" East, 46.12 feet; thence, North 89°
30'23" West, 35.00 feet; thence, along the centerline of the
Larimer County Canal #2, North 29°20'23" West, 46.12 feet to the
Point of Beginning.
The above described easement contains 1400 square feet more or
less.
