KNOW ALL MEN BY THESE PRESENTS: That the undersigned Everitt Enterprises
Limited Partnership No. 1, a Colorado Limited Partnership, being the

7 North, Range 69 West of the 6th P.M., City of Fort Collins, County of

does hereby dedicate, transfer and convey to the City of Fort Collins,
Colorado, an easement for access over and across a course contained in
the following described parcel:
ACCESS EASEMENT DESCRIPTION FOR C.A.T. 6TH
An easement on, over and across a tract of land located in the
Southwest Quarter of Section 23, Township 7 North, Range 69 West
of the 6th P.M., City of Fort Collins, County of Larimer, State
of Colorado being more particularly described as follows:
Considering the South line of the Southwest Quarter of said Sec-
tion 23 as bearing, North 89*25151" West from a found steel pin
in pavement at the South Quarter corner of said Section 23 to a
found Pin and Cap at the Southwest corner of said Section 23 and
with all bearings contained herein relative thereto:
Commencing at the South Quarter corner of said Section 23;
thence, along the North -South centerline of said Section 23,
North 0°18'37" East, 604.15 feet to a point on the West right-of-
way of Research Boulevard; thence along said right-of-way, North
27*10111" West, 284.85 feet to the POINT OF BEGINNING; thence
continuing along said right-of-way, North 27°10'11" West, 69.00
feet; thence, South 62149149" West, 72.56 feet; thence, South 27'
10'11" East, 69.05 feet to a point on a curve concave to the
south, having a central angle of 1°44'49", a radius of 110.00
feet and the chord of which bears, North 61°57'24" East, 3.35
feet; thence along the arc of said curve 3.35 feet; thence, North
62°49'49" East, 69.21 feet to the Point of Beginning.
The above described easement contains 5007 square feet and is
subject to all easements, restrictions and rights -of -ways now on
record or existing.

Being 10.00 feet each side as measured at right angles and paral-
lel with the centerline as constructed and the centerline
described as follows:

way of Research Boulevard; thence along said right-of-way, North
