EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That Everitt Enterprises Inc. do
hereby dedicate, transfer and convey to the City of Fort Collins,
Colorado, for public use forever a permanent 20 foot wide utility
easement in the City of Fort Collins, County of Larimer, State of
Colorado, more particularly described as follows:
A tract of land located in the Northwest Quarter of Section 6,
Township 6 North, Range 68 West of the 6th Principal, City of
Fort Collins, County of Larimer, State of Colorado, being more
particularly described as follows:
Considering the North line of the Northwest Quarter of said Sec-
tion 6 as bearing South 89°37'23" East, and with all bearings
contained herein relative thereto:
Commencing at the Northwest corner of said Section 6; thence
along said North line, South 89°37'23" East, 880.02 feet; thence,
South 0°22'37" West, 417.85 feet to the Northwest corner of Oak
Ridge Drive as shown on the Plat of Oak Ridge Business Park,
First Filing; thence along the Westerly line of said Subdivision,
South 0022'37" West, 68.64 feet to the Northwest corner of Tract
"A" of said Subdivision, thence along the Southerly Right -of -Way
line of Oak Ridge Drive, South 82°31'45" West, 12.19 feet, said
point also being the Point of Beginning of a 20' wide permanent
utility easement centered 10' either side of the following
described line; thence South 12°29'50" Fast, 85.495 feet; thence,
South 45°31'59.5" East, 170.6 feet; thence, South 31°31'26.9"
East, 202.457 feet; thence, South 79°06'17.0" East, 154.294 feet.
The above described tract contains 0.29 acres and is subject to
all easements, and rights -of -ways or restrictions now on record
or existing.
It is understood by the undersigned that, by acceptance of this
dedication, the City of Fort Collins will not accept the duty of
maintenance of such easement.

KNOW ALI, MEN BY THESE PRESENTS: That the undersigned Oakridge Partners,
LLP, a Colorado limited liability partnership, being the owner of certain real property in Larimer
County, Colorado legally described as Lot 2, Oakridge Business Park, Tenth Filing, City of Fort
Collins, Larimcr County, Colorado, according to the plat recorded with the Clerk and Recorder of
Larimer County, Colorado on December 10, 1987 at Reception No. 870691 14, in consideration of
Ten Dollars (SI0.00) in hand paid, receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer, and convey to the City of Fort Collins,
Colorado, a Municipal Corporation, for public arse forever a permanent easement for stormwater
drainage and detention in the City of Fort Collins, Larimer County, Colorado, more particularly
described on Exhibit A attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such easement.
