DEED OF EASEMENT
THIS DEED, made this `t day of j'r + 1987,
betwoen Port Collins Business Center, Ltd., a Colorado limited
partnership, Grantor and the City of Fort. Collins, Colorado, a
muninipal corporation, Grantee, Fort Collins, Colorado.
WL[NESSETH:
That for and in consideration of the covenants and
agreements herein set forth as well as that certain Annexation
Agreement hetwecn the Grantor and Grantee dated August 19, 1986
and recorded in the Larimer County Records at Reception Number
86053265, the Grantor hereby dedicates, transfers and conveys 1-o
the Cranteo, its successors and assigns, a perpetual access
easc,m(,nt and right-of-way, said easement and right-of-way being
dcs'-ribod more ful l-y on Exhibit "B" attached hereto and by this
reference made a pare hereof.
The Grantor states that it is the lawful owner in fee simple
or Lho real property described herein; that it has a good and
lawful right and authority to grant, sell and convey said
prnperty or any part thereof.

1 /2 of Section 7, 'Township 7 North, Range 68 West of
the Sixth P.M., City of Fort Collins, County of
karimer, State of Colorado which considering the West
line of said Section 7 as bearing S 02004103" W and
with all bearings contained herein relative thereto is
contained within the boundary lines which begin at a
point which bears S 02004'03" W 1.349.99 feet, and
again S 87055'57" E 318.00 feet, and again S 02004,03"
