KNOW ALL MEN BY THESE PRESENTS: That the undersigned Oakridge
Business Park Association, Inc., a non-profit Colorado
Corporation, being the owners of land described on Exhibit A, at-
tached hereto, do hereby dedicate, transfer and convey to the
City of Fort Collins, Colorado, for public use forever a per-
manent right-of-way in the City of Fort Collins, County of
Larimer, State of Colorado, more particularly described on Ex-
hibit A, attached hereto, and by this reference made a part
hereof.
It is understood by the undersigned that, by acceptance of this
dedication, the City of Fort Collins will accept the duty of
maintenance of such right of way.

Township 6 North, Range 68 West, of the Sixth P.M., City of Fort
Collins, County of Larimer, State of Colorado, which, considering
the north line of said Northwest 1/4 of Section 6 as bearing
South 89°37'23" East and with all bearings contained herein rela-
tive thereto.
Commencing at the most northwesterly point of Oak Ridge Drive as
shown on Oak Ridge Business Park, First Filing, P.U.D., Larimer
County, Colorado; thence along the north line of said Oak Ridge
Drive, North 82°31'45" East, 116.75 feet; thence, South 07°28'15"
East, 24.50 feet to the POINT OF BEGINNING, said point being on
the north line of Out -Parcel "Y", of said Oak Ridge Business
Park, First Filing, P.U.D.; thence along said north line of Out -
Parcel "Y" along a curve concave to the south, having a central
angle of 004°01'03", a radius of 1505.79 feet and the chord of
