DEED OF DEDICATION FOR EASEMENT
(Permanent Utility, Grading, Drainage and Access Easement;
Easement A)
KNOW ALL MEN BY THESE PRESENTS: That J. ROBERT WILSON and LINDA
E. WILSON, in joint tenancy (collectively, "Wilson"), being the
owners of certain real property in Larimer County, Colorado, legally
described at Reception Number 96026180 in the Larimer County,
Colorado records (the "Wilson Property"), in consideration of Ten
Dollars and no/100 ($10.00) in hand paid, receipt of which is hereby
acknowledged, and other good and valuable consideration, does hereby
dedicate, transfer, and convey to the City of Fort Collins, Colorado,
a Municipal Corporation (the "City"), a permanent utility, grading,
drainage and access easement on, over and under a portion of the
Wilson Property, which portion is more particularly described on the
attached Exhibit A and depicted as Easement "A" on the attached
Exhibit A-1 (the "Easement").
The undersigned understands that, by acceptance of this
dedication, the City will not accept the duty of maintenance of such
Easement. Il '

A parcel of land being part of Centre for Advanced Technology P.U.D. Seventeenth Filing and part of the
Southwest Quarter (SW 1/4) of Section Twenty-three (23), Township Seven North (T.7N.), Range Sixty-
nine West (R.69W.) of the Sixth Principal Meridian (6th P.M.), City of fort Collins, County of Larimer,
State of Colorado and being more particularly described as follows:
BEGINNING at the Soullovest Corner of said Section 23 and considering the South line of said
SWIM to bear South 89'25'51" East with all bearings contained herein relative thereto:
THENCE North 65'36' 1 1" East a distance of 1027.41 feet to a point on the North right-of-way of
Worthington Circle, said Point being the TRUE POINT OF BEGINNING:
