DEED OF DEDICATION FOR EASEN EENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Front Range Baptist Church
of Fort Collins, a Colorado non-profit corporation, being the owner of certain real property
situated in Larimer County, Colorado, legally described as Lot 1, the Plat of Front Range Baptist
Church Minor Subdivision, according to the Plat recorded October 2, 1991, at Reception No.
91048164 in the Office of the Larimer County, Colorado Clerk and Recorder, for full and
adequate consideration, the receipt of which is hereby acknowledged, does hereby dedicate,
transfer, and convey to the City of Fort Collins, Colorado, a municipal corporation, a perpetual,
non-exclusive easement for surface and storm water drainage purposes on, over, and across the
property described in Exhibit "A" attached hereto.
The easement is non-exclusive and is subject to any existing grants of easement appearing of
record in the Office of the Larimer County, Colorado Clerk and Recorder. Front Range Baptist
Church of Fort Collins reserves the right to grant additional easements and to utilize the property
described in the attached Exhibit "A" in a manner not inconsistent with the dedication of the
easement area for surface and storm water drainage purposes.
It is understood by the undersigned that, by acceptance of this Deed of Dedication, the City of
Fort Collins, Colorado does not accept the duty of maintenance of the easement.
IN WITNESS WHEREOF, this Deed of Dedication for Easement has been executed the 5
day of 1998.
