KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners of the
following described land:
Lot One, Country Club Corners Filing Two, City of Fort Collins, County of Latimer, State
of Colorado, according to the plat recorded November 13, 1992 at Reception No. 92072340

hereafter two permanent and non-exclusive drainage easements which will run with the land and
are described as follows:
Two tracts of land being part of Lot One, Country Club Comers Filing Two, Fort Collins,
Latimer Comity, Colorado which considering the West line of the Northwest'/4 of Section
i, Township 7 North, Range 69 West of [lie Sixth P.M. as bearing North and wrth all
bearings contained herein relative thereto are described as follows:
TRACT ONE:
Begin at a point which bears North 26.50 feet from the Southeast corner of said Lot One
and run thence West 8.50 feet; thence S 45' 00' 00" W 7.07 feet; thence South 14.00 feet;
thence West 135.00 feet; thence North 10.00 feet; thence N 67' 24' 46" E 135.38 feet;
thence East 10.00 feet; South 14.00 feet; thence S 45' 00' 00" E 7.07 feet; thence East
8.50 feet; thence South 24.00 feet to the point of beginning.
TRACT ONEA
Begin at a point which bears North 85.00 feet from the Southeast corner of said Lot One
and run thence West 18.00 feet; thence North 67.00 feet; thence West 120.00 feet; thence
North 37.95 feet to the North line of said Lot One; thence along said North line, East
167.66 feet; thence along the easterly line of said Lot One, S 18' 15' 00" W 94.72 feet,
and again South 15.00 feet to the point of beginning.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort Collins
does not have the duty to maintain the easement.
