KNOW ALL MEN BY TN�,,r PRESENTS: That the undersigneo being the owners of the
following described land, to -wit:
A portion of Tract A, Riverside Commercial P.U.D., First Filing, And Replat
of Lot 2 of Riverside Subdivision Fourth Filing situate in the Northwest
w of Section 18, Township 7 North, Range 68 West of the Sixth P.M., City
of Fort Collins, County of Larimer, State of Colorado, which is more
particularly described as follows: Begin at a point on the West line
of said Tract A which bears N 01' 40' 55" E 218.40 feet from the Southwest
corner of said Tract A; thence N 01' 40' 55" E 20.00 feet; thence S 89'
17' 50" E 98.71 feet; thence along the arc of a 37.50 foot radius curve
to the left, a distance of 21.07 feet; thence N 89' 17' 50" W 93.78 feet
to the point of beginning.

for public use forever permanent sanitary sewer line utility easement ir.

It is understood by the undersigned that, by acceptance of this dedication,
the City of Fort Collins accepts the duty of maintenance of the sanitary sewer
line located within the easement and shall restore the surface to its original
condition subsequent to any necessary maintenance of the sanitary sewer line,
however, the City of Fort Collins does not accept the duty of maintenance of
the surface land described in the easement except as specifically set forth
above.
