DEED OF DEDICATION FOR EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned
Miramont Associates, Limited Liability Company, being the owner
of certain real property in Larimer County, Colorado legally
described at Reception No. 96054032 in the Larimer
County Records, in consideration of Ten Dollars ($10.00) in hand
paid, receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer, and
convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for public use forever a permanent easement for
Slope and Utilities in the City of Fort Collins, County of
Larimer, state of Colorado, more particularly described in
Exhibit "A" attached hereto and by this reference made a part
hereof.
It is understood by the undersigned that, by acceptance of
this dedication, the City of Fort Collins will not accept the
duty of maintenance of such easement.

DESCRIPTION: SLOPE AND UTILITY EASEMENT FOR LOT 1, MIRAMONT ENTRY
SUBDIVISION
A permanent slope and utility easement located in the East Half of Section 1, Township 6 North,
Ranee 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado, being
more particularly described as follows:
Considering the East line of the Northeast Quarter of said Section 1 as bearing North 00010'00" East
and with all bearings contained herein relative thereto:
Commencing at the East Quarter comer of said Section 1; thence, North 89°56'50" West, 50.00 feet
to a point on the West right of way line of South Lemay Avenue; thence along said West line, South
00°04'26" West, 598.85 feet to the POINT OF BEGINNINIG and the Northeast corner of Lot 1,
Miramont Entry Subdivision on file at the Larimer County Clerk and Recorder, Larimer County,
Colorado; thence continuing along said West line, South 00°04'26" West, 94.61 feet to a curve
concave to the Northwest having a central angle of 90°00'05", a radius of 15.00 feet and the chord
of which bears South 45004'24" West, 21.21 feet; thence along the arc of said curve 23.56 feet;
thence along a non -tangent line, North 00004'26" East, 110.03 feet to a point on the South line of said
Lot 1; thence along said South line, South 88'1832" East, 15.01 feet to the Point of Beginning.
The above described temporary construction easement contains 1599 square feet and is subject to all
easements and rights -of -way now on record or existing.
