DEED OF DEDICATION FOR EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned
STROMBERGER LAND, INC., a Colorado Corporation, being the owner of
certain real property described as Tract M and Lot 110, Timber
Creek P.U.D., First Filing, City of Fort Collins, Larimer County,
Colorado, upon which the easement described on the attached Exhibit
"A" is located, in consideration of Ten Dollars ($10.00) in hand
paid, receipt of which is hereby acknowledged, and other good and
valuable consideration, does hereby dedicate, transfer and convey
to the City of Fort Collins, Colorado, a Municipal Corporation, for
public use forever a permanent sight distance easement in the City
of Fort Collins, County of Larimer, State of Colorado, more
particularly described on Exhibit "A" attached hereto and by this
reference made a part hereof.
It is understood by the undersigned that, by acceptance of
this dedication, the City of Fort Collins will not accept the duty
of maintenance of such easement.

the City of Fort Collins, Lai inter County, Colorado, described as follows:
Beginning at the Southeast corner of Tract M, said Southeast, corner being on a curve
concave to the Southwest, having a central angle of 08'36' 1 1" and a radius of 473.0 Icet,
the long chord of which bears North 34°02'55" West for 70.96 feet; thence Not
along the arc of said curve and along the bast line of said Tract M 71.02 feet, thence
South 22°33'33" East 68.57 feet to the South line of said Timber Creek P.U.D., Pirst
Piling, thence along said South line North 55'08'14" Last 6.92 feet and again North
85°45'00" East 7.77 feel to the Point of Beginning.
