0 DEED OF DEDICATION
KNOW ALL MEN BY THESE PRESENTS that, the undersigned, Oak Farm Inc., formerly
known as Timberline Farm Inc. being the owner of certain real property located in the
Southwest Quarter of Section 32, Township 7 North, Range 68 West of the 6th P.M., City of
Fort Collins, County of Larimer, State of Colorado, in consideration of Ten Dollars ($10.00) in
hand paid, receipt of which is hereby acknowledged, and other good and valuable
consideration, does hereby dedicate, transfer and convey to the City of Fort Collins, Colorado,
a Municipal Corporation, for public use forever a permanent right of way for public street
purposes in the City of Fort Collins, County of Larimer, State of Colorado, more particularly
described on Exhibit "A" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such right of way and easement until
;r permanent improvements have been constructed and the improvements have been accepted
by the City.

DESCRIPTION FOR MILESTONE DRIVE RIGHT OF WAY DEDICATION:
That portion of the Southwest Quarter of Section 32, Township 7
North, Range 68 West of the 6th P.M., City of Fort Collins, County
of Larimer, State of Colorado being more particularly described as
follows:
Considering the West line of the Southwest Quarter of said Section
32 as bearing North 00' 04' 44" East and with all bearings
contained herein relative thereto:
Beginning at the Southwest corner of said Section 32; thence along
the West line of said Southwest Quarter North 00' 04' 44" East
550.64 feet; thence departing said West line South 89' 55' 16" East
70.00 feet to a point on the Easterly Right of way line of
Timberline Road and the TRUE POINT OF BEGINNING; said point being
the beginning of a non -tangent curve concave to the Southeast
having a central angle of 90' 00' 00" and a radius of 15.00 feet,
the long chord of which bears North 45' 04' 44" East a distance of
21.21 feet; thence Northeasterly along the arc of said curve 23.56
feet; thence tangent from said curve South 69' 55' 16" East 197.40
feet to the beginning of a tangent curve concave to the Northwest
having a central angle of 60' 45' 16" and a radius of 274.00 feet,
