Northhalf of Section 14, Township 6 North, Range 69 West of the 6th
Principal vieridian, City of Fort Collins, Larimer County, Colorado,
being more particularly described as follows:
The west 3 feet of said Lot 131 and 132 measured at right angles
and parallel with the west line of said Lot 131 and 132 which bears
South 14056117' West, 157.15 feet.
The above described easement contains 471 sc,uare feet and is

DEED OF DEDICATION FOR EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned d. JENSEN
ENTERPRISES, INC., a Colorado corporation, (the "Grantor") being the
owner of certain real property in Larimer County, Colorado legally
described at Reception No. R-57-1931 in the Larimer County Records,
in consideration of Ten Dollars ($10.00) in hand paid, receipt of
which is hereby acknowledged, and other valuable consideration, does
hereby dedicate, transfer and conveys to THE CITY OF FORT COLLINS, a
Municipal Corporation (the "Grantee"), for public use forever a
permanent easement for utilities in the City of Fort Collins, County
of Larimer, State of Colorado, more particularly described on Exhibit
"A", and "E" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this
dedication, the City of Fort Collins will not accept the duty of
maintenance of such easement.

in the North Half of Section 14, Township 6 North, Range 69 West of the 6th Principal Meridian,
City of Fort Collins, County of Larimer, State of Colorado, being more particularly described as
follows:
Considering the South line of Lot 4 as bearing South 84'24'13" East and with all bearings contained
herein relative thereto:
Commencing at the Southwest corner of said Lot 3, thence; along the West line of Lot 3 North
05°35'47' East, 12.00 feet to a point on the North line of an existing 12 foot wide utility easement,
said point being the POINT OF BEGINNING; thence continuing along said West line, North
05°35'47" East, 21.29 feet; thence departing said West line, North 15°58'45" East, 65.78 feet to a
point on the South line of an existing 6 foot wide utility easement; thence along said South line, South
84°24'13" East, 6.10 feet; thence departing said South line, South 15°58'45" West, 87.43 feet to a
