GRANT OF EASEMENT

THIS GRANT OF easement is made and entered into this .moo day of
1996, by and between THE RIDGE HOMEOWNERS ASSOCIATION, a Col orad onprofit
corporation, the address of which for purposes of this agreement is c/o Bob Kulovany, 1317
Hepplewhite Court, Fort Collins, Colorado 80526 ("the Grantor"), and THE CITY OF FORT
COLLINS, a Colorado Municipal Corporation, the address of which for purposes of this
Agreement is 300 LaPorte Avenue, Fort Collins, Colorado 80521 ("the Grantee").
WITNESSETH:
WHEREAS, the Grantee is the owner of the real property situated in County of Larimer,
State of Colorado, legally described at Reception No. 93031221 and commonly known as the
Cathy Fromme Prairie ("the Grantee's Property").
WHEREAS, the Grantor is willing to grant to the Grantee and exclusive, perpetual access
easement over, across, and upop the property which is described on Exhibit "A" attached hereto
and incorporated herein by refq'rence ("the Easement").
NOW, THEREFORE, for good and valuable consideration, including Grantee's
relinquishment of certain easement rights on Grantor's property, the receipt and adequacy of
which are hereby confessed and acknowledged, the Grantor has granted, bargained, sold, and
conveyed, and by these presents does hereby grant, bargain, sell, convey, and confirm unto the
Grantee, its successors and assigns, forever, the Easement.
The benefits and burdens of the Easement shall run with the Grantee's Property and shall
be binding upon and inure to the benefit of the parties hereto and their successors and assigns.
IN WITNESS WHEREOF, the Grantor has executed this Grant of Easement the day and
year first above written.

A 15.00 foot wide access easement situate in Tract "F", The Ridge P.U.D., City of Fort Collins,
County of Larimer, State of Colorado, which begins at a point on the North line of said Tract "F"
which bears N 89' 00' E 45.00 feet from the Northeast comer of Lot 20, The Ridge P.U.D. and
run thence N 89' 00' E 15.00 feet; thence S 01' 00' E 80.00 feet; thence S 22' 23' E 137.13 feet
to a point on the South line of said Tract "F"; thence S 89' 04' 40" W 16.12 feet along the said
