KNOW ALL MEN BY THESE PRESENTS THAT:
The undersigned, TACO JOHN'S INTERNATIONAL, INC., being the
Owner of the following described land, to wit:
Lot 1, Strachan Subdivision Sixth Filing, City of Fort
Collins, Colorado
LS
does hereby dedicate, transfer, and convey to the City of Fort
Collins, Colorado, for public use forever a permanent easement in
the City of Fort Collins, County of Larimer, State of Colorado,
more particularly described on Exhibit "A" attached hereto and
incorporated herein by reference.
It is understood by the undersigned that, by acceptance of
this dedication, the City of Fort Collins will not accept the duty
of maintenance of such easement.

Considering the North line of said Lot 1 as bearing N 8945'30" E as determined by Pins found
at the NorthEast and NorthWest corners of said Lot 1 and with all bearings contained herein
relative thereto.
Commencing at the NorthEast Corner of said Lot 1; thence along the North line of said Lot 1
S 89'45 30 W 80.02 feet to the TRUE POINT OF BEGINNING; thence continuing along said line
S 89'45'30" W 37.00 feet to the Eost line of an existing 10' Utility Easement, thence along
