EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: that the undersigned, being the
owner of Lot 13 of Creger Plaza Second Replat, as recorded in
Book 2159 at Page 204, does hereby dedicate a permanent easement
for utilities over the following described part of said Lot 13:
Begin at a point on the south line of said Lot 13 which
bears S 89*4914011 E 220.00 feet from the Southwest corner
of said Lot 13, and run thence N 00*1012011 E 5.00 feet;
thence S 89°49140" E 68.80 feet to the west side of the
existing 8-foot wide utility easement along the west line of
South Mason Street; thence along the west side of said
existing easement, S 03-0210511 W 5.01 feet to the south
line of said Lot 13; thence N 89*4914011 W 68.55 feet to
the point of beginning.

DEED OF DEDICATION FOR EASEMENT
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Donald H. Scott
and Mary S. Scott, being the owners of certain real property in Larimer County,
Colorado legally described at Reception No. 93082955 in the Larimer County Records,
in consideration of Ten Dollars ($10.00) in hand paid, receipt of which is hereby
acknowledged, and other good and valuable consideration, does hereby dedicate,
transfer and convey to the City of Fort Collins, Colorado, a Municipal Corporation, for
public use forever a permanent easement for the detention of storm water in the City
of Fort Collins, County of Larimer, State of Colorado, more particularly described on
Exhibit "A" attached hereto and by this reference made a part hereof.

An easement for the detention of storm water situate on Lot 10 of Creger Plaza Second
Replat according to the plat on file in the office of the Clerk and Recorder of Larimer
County, Colorado. Said Lot 10 being located in the Northeast Quarter of Section 35,
Township 7 North, Range 69 West of the 6th Principal Meridian, City of Fort Collins,
County of Larimer, State of Colorado.
The perimeter of said easement for the detention of storm water being more
particularly described as follows:
Beginning at the Northwest corner of said Lot 10 and considering the North line of
said Lot 10 as bearing South 89' 49' 40" East with all bearings contained herein
relative thereto;
thence along the North line of said Lot 10 South 89' 49' 40" East, 75.00;
thence South 01' 04' 00" West, 100.00 feet to the South line of said Lot 10;
thence along the South line of said Lot 10 South 89' 49' 40" East, 35.00 feet;

This is to certify that on this 6th day of February, 1995, I, Robert S. Irving, attorney for
Donald and Mary Scott, examined the title to the property described as Lot 10, Second Replat of
CREGER PLAZA, a subdivision of the City of Fort Collins, County of Larimer, State of Colorado
(Reception No.: 93082955) with the physical address of 3737 South Mason Street, Fort Collins,
Colorado, and set forth in a Deed of Dedication for Easement granted to the City of Fort Collins,
a true and correct copy of which is attached hereto as Exhibit "A" and incorporated herein, and have
determined and established that the owners and proprietors of record of said property as construed
