KNOW ALL MEN BY THESE PRESENTS: That the undersigned Eastrich
#52, a Massachusetts corporation ("Grantor"), being the owner of
certain real property in Larimer County, Colorado legally described
as being located in the northeast quarter of Section 6, Township 6
North, Range 68 west of the sixth principle meridian, City of Fort
Collins, County of Larimer, State of Colorado -- more particularly
described as bounded on the North by Oakridge Business Park P.U.D.
16th Filing, on the West by Innovation Drive and McMurray Drive, on
the South by oakridge Village P.U.D. 7th Filing, and on the East by
Union Pacific Railroad, in consideration of Ten Dollars ($10.00) in
hand paid, receipt of which is hereby acknowledged, and other good
and valuable consideration, does hereby dedicate, transfer and
convey to the City of Fort Collins, Colorado, a municipal
corporation, for public use forever a permanent easement for
drainage in the City of Fort Collins, County of Larimer, State of
Colorado, more particularly described on Exhibit "A" (the "Easement
Parcel") attached hereto and by this reference made a part hereof.
Grantor reserves from this conveyance the right to use the
Easement Parcel for other purposes, or to relocate or modify the
Easement Parcel, if such use, relocation, or modification is first
approved by the City of Fort Collins Stormwater Utility Department,
which approval shall not be withheld so long as such use,
relocation, or modification does not unreasonably interfere with
the purposes of the drainage easement.
It is understood by the undersigned that, by acceptance of
this dedication, the City of Fort Collins will not accept the duty
of maintenance of such easement.

Description for Offsite Drainage Easement
An easement over and across portions of that certain parcel located in the Northeast Quarter of
Section 6, Township 6 No :" F_^g= 5° `A '-t of ,he 6`dt . in iple * laridian, City of Fort
Collins, Larimer County, Colorado, being more particularly described as follows:
That portion of an easement 30 feet in width with foreshortened and prolonged sidelines to meet
the property lines, and shall be 20 feet east and 10 feet west measured at right angles and
parallel with the line described as follows:
Considering the North line of the Northwest Quarter of said Section 6 as bearing South
89037'23" East and with all bearings contained herein relative thereto:
Commencing at the North Quarter comer of said Section 6; thence, South 38°50'52" East,
1218.00 feet to a point on the Easterly right-of-way of Innovation Drive as recorded at Reception
Number 88016058, said point also being the Northwest comer of Oakridge Business Park
Sixteenth Filing; thence along the North line of said Sixteenth Filing, North 89"38'33" East,
355.39 feet; thence, South 14029'29" West, 338.03 feet to a point on the South line of said
Sixteenth Filing, said point being the POINT OF BEGINNING of said Line; thence, South
14°29'29" West, 862.84 Ceet to a point on the North line of Oakridge Village P.U.D., Seventh
Filing, said point being the Terminus Point of said Line.
The above described easement contains 25,885 square feet more or less and is subject to all
easements and nghts-of-way now on record or existing.

ATTORNEY'S CERTIFICATE
This is to certify that on the 6th day of May, 1993, I
examined the title to the property as described hereon and
established that the owners and proprietors of record of the said
property as construed in C.R.S 1973, 31-23-111, are as shown hereon
as of said date subject to encumbrances, reservations, rights of
way, easements of record and except for any discrepancies,
conflicts in boundary lines or any other fact which a correct
survey and inspection of the premises would disclose.
