KNOW ALL MEN BY THESE PRESENTS: That the undersigned d. Jensen
Enterprises being the owner of the following described land, to
wit:
Lot 34 of Quail Hollow Subdivision 5th Filing located in the NW 1/4
of Section 28, T7N, R69W, 6th P.M., do hereby dedicate, transfer
and convey to the City of Fort Collins, Colorado, for public use
forever a sight distance easement in the City of Fort Collins,
County of Larimer, State of Colorado, more particularly described
as follows:
Beginning at the Southerly corner of said Lot 34; thence along the
West line of said lot 34 and on a curve concave to the Northeast
having a central angle of 1600511811, a radius of 213.00 feet and
the chord of which bears North 34045158" West, 59.61 feet; thence
along the arc of said curve 59.81 feet; thence, North 26043119"
West, 19.25 feet to a point on a curve concave to the East having
a central angle of 9000010011, a radius of 11.00 feet and the chord
of which bears North 18016'41" East, 15.56 feet; thence along the
arc of said curve 17.28 feet; thence, South 40001'39" East, 85.05
feet to a point on the southerly line of said Lot 34; thence along
said southerly line, South 47011123" West, 26.13 feet to the Point
of Beginning.
It is understood by the undersigned that, by acceptance of this
dedication, the City of Fort Collins will not accept the duty of
maintenance of such easement.
