DEED OF DEDICATION
FOR EASEMENTS
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Poudre
School District R-1, being the owner of certain real property in Larimer County,
Colorado legally described at Reception No. 91017298 in the Larimer County
Records, in consideration of Ten Dollars ($10.00) in hand paid, receipt of which
is hereby acknowledged, and other good and valuable consideration, does hereby
dedicate, transfer and convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for public use forever easements for Utilities and Drainage in the City
of Fort Collins, County of Larimer, State of Colorado, more particularly described
on Exhibit "A" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication,
the City of Fort Collins will not accept the duty of maintenance of such easement.

UTILITY AND DRAINAGE EASEMENTS
Draina—de Easement
A strip of land 20.00 feet wide situated in the North 1/2 of the Northwest 1/4 of
Section 2, Township 6 North, Range 69 Wes of the 6th P.M., City of Fort Collins,
Larimer County, Colorado, the centerline of which is more particularly described
as follows:
Considering the North line of the Northwest 1/4 of said Section 2 as bearing
North 89 degrees 55' 00" East and with all bearings contained herein relative
thereto.
Commencing at the Northwest corner of said Section 2; Thence South 74 degrees
43' 39" East, 2454.96 feet to a point on the East Right -of -Way of Hinsdale Drive,
being the Point of Beginning of this description; Thence South 85 degrees 58' 39"
East, along the centerline of a 20.00 foot wide easement, the sidelines of which
will be shortened or lengthened to meet the Easterly Right -of -Way of Hinsdale
Drive, 75.00 feet to the Point of Terminus.
Utift Easement
A strip of land being 8.00 feet wide, and parallel with the Westerly Right -of -Way
line of Hinsdale Drive located in the Northwest one -quarter of Section 2,
Township 6 North, Range 69 West of Sixth Principal Meridian, City of Fort Collins,
Larimer County, Colorado, more particularly described as follows:
Commencing at the Northwest corner of said Section 2: Thence N 89 degrees 55'
00" E along the north line of said Section 2 (with all bearings contained herein
relative thereto) a distance of 2284.56 feet to the Northerly prolongation of the
Westerly Right -of -Way line of Hinsdale Drive; Thence S 00 degrees 05' 00" E along
said Northerly prolongation a distance of 30.00 feet to the Point of Beginning;
Thence along the Westerly Right -of -Way line of said Hinsdale Drive the following
five (5) courses and distances:
1. S 00 degrees 05' 00" E a distance of 150.00 feet to a point of curvature;
2. along the arc of said curve to the left, having a central angel of 10 degrees
00' 00" and a radius of 854.00 feet, a distance of 149.05 feet, being
subtended by a chord bearing S 05 degrees 05' 00" E a distance of 148.86
feet to a point of reverse curvature;

5. along the arc of said curve to the left, having a central angle of 15 degrees

feet to a point on the North line of Clarendon Hills Third Filing, as filed in
Larimer County records;
Thence S 89 degrees 31' 05" W along said North line of Clarendon Hills Third
Filing a distance of 8.00 feet:
Thence parallel with and 8.00 feet Westerly from, measured at right angles to,
said Westerly right-of-way line the following five (5) courses and distances:
1. along a non -tangent curve to the right, having a central angle of 15 degrees
00' 00" and a radius of 662.00 feet, a distance of 173.31 feet, being
subtended by a chord bearing N 07 degrees 01' 06" E a distance of 172.82
feet to a point of tangency;
2. N 14 degrees 31' 05" E a distance of 266.91 feet to a point of curvature;
3. along the arc of said curve to the left, having a central angle of 24 degrees

consideration, does hereby dedicate, transfer and convey to the City of Fort Collins,
Colorado, a Municipal Corporation, for public use forever an easement for utilities on the
East side of Hinsdale Drive in the City of Fort Collins, County of Larimer, State of
Colorado, more particularly described on Exhibit "A" attached hereto and by this reference
made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of
Fort Collins will not accept the duty of maintenance of such easement.
