FOR RIGHT-OF-WAY
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, Poudre
School District R-1, being the owner of certain real property in Larimer County,
Colorado legally described at Reception No. 91017298 in the Larimer County
Records, in consideration of Ten Dollars ($10.00) in hand paid, receipt of which
is hereby acknowledged, and other good and valuable consideration, does hereby
dedicate, transfer and convey to the City of Fort Collins, Colorado, a Municipal
Corporation, for public use forever rights -of -way for Hinsdale Drive in the City of
Fort Collins, County of Larimer, State of Colorado, more particularly described on
Exhibit "A" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication,
the City of Fort Collins will not accept the duty of maintenance of such easement
until permanent improvements have been constructed and the improvements
accepted by the City.

HINSDALE DRIVE LEGAL DESCRIPTION
A strip of land 54.00 feet wide situated in the North 1/2 of the Northwest 1/4 of
Section 2, Township 6 North, Range 69 West of the 6th P.M., City of Fort Collins,
Larimer County, Colorado, the centerline of which is more particularly described
as follows:
Considering the North line of the Northwest 1/4 of said Section 2 as bearing
North 89 degrees 55' 00" East and with all bearings contained herein relative
thereto.
Commencing at the Northwest corner of said Section 2; THENCE North 89
degrees 55' 00" East, along the North line of the Northwest 1/4, 2311.56 feet to
the centerline intersection of Hinsdale Drive; THENCE South 00 degrees 05' 00"
East, along said centerline, 30.00 feet to a point on the South Right -of -Way of
Harmony Road, being the Point of Beginning; THENCE along the centerline of a
54.00 foot wide strip, the following five (5) courses:
1) South 00 degrees 05' 00" East, 158.82 feet to the Point of Curvature;
2) THENCE along a curve concaved to the East, having a radius of 827.00 feet,
a central angle of 10 degrees 00' 00", a tangent of 72.36 feet, a chord of
144.17 feet bearing South 05 degrees 05' 00" East, along an arc of 144.35
feet to the Point of Reverse Curvature;
3) THENCE along a curve concaved to the West, having a radius of 1287.40
feet, a central angle of 24 degrees 36' 05", a tangent of 280.72 feet, a chord
of 548.54 feet bearing South 02 degrees 13' 03" West, along an arc of
552.79 feet to the Point of Tangency;
4) THENCE South 14 degrees 31' 05" West, 266.91 feet to the Point of
Curvature;
5) THENCE along a curve concaved to the East, having a radius of 627.00 feet,
a central angle of 15 degrees 00' 00", a tangent of 82.55 feet, a chord of
163.68 feet bearing South 07 degrees 01' 05" West, along an arc of 164.15
feet to a point on the North line of "Clarendon Hills Third Filing", as filed in
the Larimer County Clerks Office, being the Point of Terminus of this
description.
