EASEMENT DEDICATION
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, being the owner of the
following described land, does hereby dedicate and convey to and for public
use forever an access easement which is more particularly described as follows:
An access easement situate in the Southeast ''' of Section 31, Township
7 North, Range 68 West of the 6th P.M., City of Fort Collins, County
of Larimer, State of Colorado, which considering the East line of the
Northeast of said Section 31 as bearing S 00' 05' 00" E and with
all bearings contained herein relative thereto is contained within
the boundary lines which begin at a point on the South line of Caribou
Road which bears N 89' 58' 36" W 744.00 feet and again S 00' 05' 00" E
24.39 feet from the East 4' corner of said Section 31 and run thence
S 000 00' 43" W 45.61 feet; thence S 89' 58' 36" E 28.50 feet; thence
along the arc of a 20.00 foot radius curve to the left a distance of
31.42 feet, the long chord of which bears N 45' 01' 24" E 28.28 feet;
thence N 00' 01' 24" E 25.61 feet to a point on the South line of
Caribou Road; thence N 89' 58' 36" l,! 48.51 feet to the point of
beginning.
