DEED OF DEDICATION
KNOW ALL MEN BY THESE PRESENTS:
That ERIC A. PETERSON and SUSAN M. PETERSON, being the
owners of certain real property in Larimer County, Colorado, as
more fully described on Exhibit "A" attached hereto and
incorporated herein by reference, in consideration of TEN
DOLLARS ($10) in hand paid, receipt of which is hereby
acknowledged, and other good and valuable consideration, does
hereby dedicate, transfer, and convey to the CITY OF FORT
COLLINS, Colorado, a mu;:icipal corporation, for public use
tor:ever, a permanent easement for streets and utilities in the
city of Fort Collies, county of Larimer, state of Colorado, said
easement being particularly described on the said attached
Exhibit "A".
It is understood by the undersigned that, by acceptance of
this dedication, the City of Fort Collins will not accept the
duty of maintenance of such easement until permanent
improvements have been constructed and the improvements accepted
by the City.
It is further understood that in the event the above
described easement shall be vacated the easement shall revert to
the then owners of the adjacent land in Lot 5, Terry Ridge
Subdivision, county of Larimer, state of Colorado.

A part of Lot 5, Terry Ridge, situate in the North of the Southeast 4-
of Section 36, Township 8 North, Range 69 West of the Sixth P.M., Larimer
County, Colorado, which considering the North line of the said Southeast
a as bearing East and with all bearings contained herein relative thereto
is contained within the boundary lines which begin at the Southwest
corner of said Lot 5 and run thence along the West line of said Lot
5, North 30.00 feet; thence N 89" 57' 40" E 4.91 feet; thence along
the arc of a 30.00 foot radius curve to the right a distance of 47.12
feet, the long chord of which bears S 45' 02' 20" E 42.43 feet to a
point on the South line of said Lot 5; thence along said South line,

Easterly line along the arc of a non -tangent 50.00 foot radius curve
to the left a distance of 78.54 feet, the long chord of which bears
