Colorado non-profit corporation, being the owner of the following described
land, to -wit:
The East 415.00 feet of Tracts 11 and 12, Skyline Acres Subdivision,
City of Fort Collins, County of Larimer, State of Colorado.

do hereby dedicate and convey to and for public use, forever hereafter, the
following described part of said Tracts 11 and 12 as right-of-way for Shields
Street.
A Dart of Tracts 11 and 12, Skyline Acres Subdivision, City of Fort Collins,
County of Larimer, State of Colorado, which is more particularly described
as follows:
Beginning at the Southeast corner of said Tract 12 and run thence
N 89' 43' W 20.00 feet; thence North 213.07 feet; thence along the
arc of a 15.00 foot radius curve to the left a distance of 23.49
feet, the long chord of which bears N 44' 51' 30" W 21.16 feet;
thence North 20.00 feet to a point on the North line of said Tract
11; thence S 89' 43' E 34.93 feet to the Northeast corner of said
Tract 11; thence South 248.00 feat to the point of beginning, con-
taining 5,307 square feet more or less.
and do also hereby dedicate to and for public use, forever hereafter, the
following described Dart of Tracts 11 and 12 as a drainage and utility
easement:
A part of Tracts 11 and 12, Skyline Acres Subdivision, City of Fort
Collins, County of Larimer, State of Colorado which begins at a
point on the South line of said Tract 12 which bears N 89' 43' W
20.00 feet from the Southeast corner of said Tract 12 and run thence
N 89' 43' W 20.00 feet; thence North 228.00 feet; thence S 89' 43' E
6.07 feet; thence along the arc of a 15 foot radius curve to the right
a distance of 23.49 feet, the Iona chord of which bears S 44' 51' 30" E
21.16 feet; thence South 213.07 feet to the point of beginning.
Provided however that: (1) Acceptance by the City of this Dedication of
Easements does not impose upon the City a duty to maintain the easements
so dedicated, and (2) acceptance by the City of this dedication of streets
does not impose upon the City a duty to maintain the streets so dedicated
until such time as the streets are inspected and accepted by the City
Engineer. All Maintenance of the above described streets shall be performed
by the undersigned (and his/her successors in interest) until such time as
the City expressly assumes, in writing, the duty of such maintenance.

DEED -OF -EASEMENT

THE CITY OF FORT COLLINS, COLORADO, a Municipal Corporation,

WITNESSETH:
That for and in consideration of the covenants and
agreements herein set forth, the sum of One Thousand Five Hundred
Dollars ($1,500.00), and other stood and valuable consideration in
